Job Description
Position Summary:
The Maintenance Technician – Painting Specialist is responsible for performing a variety of skilled maintenance tasks with a strong emphasis on painting and surface preparation. This role ensures that all interior and exterior surfaces are properly maintained, repaired, and finished to support a safe, attractive, and well‑kept environment for residents, staff, and visitors.
Key Responsibilities:
- Perform high‑quality painting, staining, and finishing work on walls, ceilings, doors, trim, and other surfaces throughout the facility.
- Prepare surfaces by patching holes, sanding, caulking, priming, and masking to ensure proper adhesion and finish.
- Match, mix, and apply paints, varnishes, and other finishes in accordance with specifications and safety standards.
- Maintain painting tools, equipment, and materials in good condition; ensure proper storage and inventory of paints and supplies.
- Assist with general maintenance tasks as needed, including basic repairs to plumbing, electrical fixtures, flooring, and carpentry.
- Respond promptly to maintenance requests, work orders, and preventive maintenance schedules.
- Follow all safety guidelines, wear appropriate personal protective equipment (PPE), and comply with OSHA and facility policies.
- Communicate effectively with the maintenance team and other departments to minimize disruption and ensure timely completion of work.
- Maintain detailed records of work performed and materials used.
Qualifications:
- Required: Minimum of 2–3 years of professional painting experience (commercial, residential, or facility setting).
- Knowledge of painting techniques, materials, tools, and surface preparation methods.
- Ability to mix and match paints and finishes to achieve consistent results.
- Strong attention to detail and commitment to high‑quality workmanship.
- Ability to lift, carry, and move equipment or materials up to 50 lbs.
- Familiarity with basic maintenance tasks (plumbing, electrical, carpentry) preferred.
- Ability to work independently and as part of a team.
- High school diploma or equivalent required; technical certifications a plus.
Work Environment:
This position may require standing, bending, climbing ladders, and working in various indoor and outdoor conditions.
