The Project Manager will oversee all phases of real estate development and construction projects, from acquisition through occupancy. This role is responsible for ensuring projects are delivered on time, within budget, and in compliance with design, regulatory, and quality standards. The ideal candidate will collaborate closely with ownership, consultants, contractors, government agencies, lenders, and tenants throughout the project lifecycle.

Key Responsibilities
Development & Pre-Construction
- Manage projects from acquisition through stabilization.
- Coordinate due diligence, entitlements, permitting, zoning, and environmental reviews.
- Work with architects, engineers, attorneys, and consultants during planning and design.
- Assist with project feasibility analysis and underwriting.
- Review plans and specifications to ensure alignment with project goals.
Construction Management
- Oversee all aspects of ground-up construction projects.
- Develop and maintain project schedules, budgets, and milestone tracking.
- Manage bidding, contractor selection, and contract administration.
- Review change orders, vendor agreements, and payment applications.
- Conduct site visits to monitor progress, safety, and quality.
- Resolve issues impacting budget, schedule, or project performance.
Financial & Reporting
- Manage project budgets, cost forecasts, and financial reporting.
- Track costs against approved budgets and analyze variances.
- Prepare monthly updates for ownership and lenders.
- Assist with construction loan draws and lender reporting.
Stakeholder Management & Compliance
- Serve as the primary liaison between ownership, contractors, consultants, tenants, and municipal agencies.
- Lead project meetings and maintain project documentation.
- Ensure compliance with NYC building codes, zoning regulations, safety standards, and contractual obligations.
- Identify and mitigate project risks proactively.
Qualifications
Required
- Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or a related field.
- 5 years of project management experience in real estate development and construction.
- Experience managing ground-up commercial, residential, industrial, or mixed-use projects.
- Strong knowledge of NYC permitting, zoning, and construction processes.
- Proven experience with budgeting, scheduling, contract administration, and cost control.
- Ability to manage multiple projects simultaneously.
- Proficiency in Microsoft Office and project management software.
Salary : $120,000 - $160,000
