Location: Altadena, CA Project: 2,600sf Spanish-Style Fire Rebuild (Single story Basement) Role Overview:We are seeking a versatile On-Site Construction Manager/Superintendent to lead field operations for a high-end residential fire rebuild in Altadena. You will be responsible for the total lifecycle of the project—from planning and safety to subcontractor coordination and final punch-list completion. Key Responsibilities:Field Supervision & ExecutionDirect Oversight: Manage all onsite activities including Framing, Concrete, Masonry, MEP, Stucco, Finishes, and Roofing.Scheduling: Develop and maintain 3-week look-ahead and Master schedules;Inspections: Schedule and ensure all required inspections are passed; interface with regulatory agencies.Quality Control: Implement a site-specific QA program to ensure workmanship meets contract specifications and Spanish-style architectural standards.Project Administration & Risk ManagementDocument Control: Maintain thorough knowledge of plans, specifications, addenda, and submittals. Identify design deficiencies or code violations early.Reporting: Create comprehensive Daily Reports (manpower, photos, delays) and ensure as-built drawings are updated weekly.Financial Oversight: Review subcontractor requests for payment, T&M vouchers, and invoices for accuracy.Contract Compliance: Verify that all subcontractors have executed contracts, insurance, and safety programs in place before starting work.Safety & LeadershipSite Safety: Implement and enforce a site-specific safety program, including daily toolbox talks and new-worker orientations.Team Morale: Maintain harmonious relationships with subcontractors, neighbors, and the client while professionally representing the company.Problem Solving: Proactively identify field conflicts and execute mitigation plans to keep the project on time and within budget.QualificationsExperience: Minimum 5 years of experience in residential construction (Experience with fire rebuilds or Spanish-style architecture is a plus).Technical Skills: Mastery in reading/interpreting construction drawings and managing MEP operations.Leadership: Proven ability to manage labor relations, mediate field issues, and mentor onsite staff.Organization: Strong written and oral communication skills for daily reporting and stakeholder meetings.
