Construction Project Manager

Overview
Our client is seeking an experienced Construction Project Manager to lead ground-up and renovation projects from preconstruction through closeout. The ideal candidate brings deep hands-on experience with wood construction, strong MEP coordination skills, and the ability to collaborate closely with civil engineering on site design, utilities, grading, and drainage. You'll manage schedule, budget, quality, and safety while serving as the primary point of contact for owners, design partners, and trade contractors.
What you'll do
- Own projects end-to-end: Drive scope, schedule, budget, risk, quality, and safety from planning through punch-list and warranty.
- Preconstruction & buyout: Participate in estimating, constructability reviews, value engineering, and develop the CPM schedule; lead subcontractor sourcing, leveling, and contract award.
- Wood construction leadership: Plan and oversee wood-frame assemblies (e.g., stick-built, heavy timber, engineered lumber), sequencing, shoring/bracing, inspections, and code compliance.
- MEP coordination: Lead mechanical, electrical, and plumbing integration-review shop drawings, coordinate penetrations, equipment pads, rough-in layouts, commissioning, and start-up.
- Civil collaboration: Partner daily with the civil engineer on site logistics, grading, stormwater, utilities, paving, and earthwork; align plans with jurisdictional and environmental requirements.
- Field management: Direct superintendents and foremen; maintain two- to six-week look-ahead schedules; conduct OAC and subcontractor meetings; enforce QA/QC and safety standards.
- Documents & controls: Manage RFIs, submittals, change orders, meeting minutes, daily reports, pay apps, and cost events; keep leadership and clients informed with clear, routine updates.
- Stakeholder communication: Build strong relationships with owners, architects, engineers, inspectors, and vendors; represent the project professionally in meetings and site visits.
- Compliance: Ensure adherence to IBC/IRC, local codes, OSHA, and project specifications; coordinate inspections and closeout documentation (as-builts, O&M manuals).
What you'll bring
- Experience level: Proven success as a Construction Project Manager on commercial and/or residential projects. Experience spanning both is preferred; deep, demonstrable expertise in at least one is required.
- Wood construction expertise: Significant, recent experience managing wood-frame projects (multi-family, mixed-use, hospitality, light commercial, or custom residential).
- MEP knowledge: Solid understanding of building systems (HVAC, electrical, plumbing, fire protection) and the ability to lead coordination and commissioning.
- Civil/site familiarity: Comfortable discussing site design with civil engineers and guiding sitework, utilities, and stormwater scopes in the field.
- Technical skills: Ability to read and interpret plans/specs/contracts; strong scheduling and cost control fundamentals.
- Tools: Proficiency with project management and scheduling software (e.g., Procore/Buildertrend, Bluebeam, MS Project/Primavera P6), and standard office tools.
- Soft skills: Excellent communication, organization, and leadership; proactive problem-solver who can prioritize, negotiate, and drive accountability.
- Education: Bachelor's in Construction Management, Engineering, or related field preferred; equivalent experience considered.
- Other: Valid driver's license; ability to visit jobsites as needed.
