Asset Management Associate - Private Equity Real Estate (Multifamily)

The Opportunity

The Asset Management Associate will assume a pivotal role in our organization, responsible for supporting VPs of Asset Management on a selection of the firm's multifamily assets, overseeing portfolio-level initiatives, in-depth evaluation of acquisitions during the due diligence phase, and coordination of due diligence activities. This role involves strategic thinking, effective collaboration and communication with cross-departmental teams, hands-on asset management, and process optimization to ensure identification and mitigation of risks on new acquisitions and the achievement of investment goals and the continual growth of our assets under management.

Key Responsibilities

Acquisitions Due Diligence

·        Play an active role during the due diligence phase of acquisitions, evaluating property performance, risks, capital plans, positioning within the competitive set and potential value-add opportunities, as well as capabilities of potential joint venture partners and 3^rd party property managers.

·        Manage due diligence requests and coordinate with Sellers to ensure that questions are answered and documents are provided timely

·        Coordinate with acquisitions, asset management, and construction teams to determine appropriate 3^rd party vendors for each opportunity, and coordinate engagement, scheduling, and timely report delivery. 

·        Collaborate with acquisition team to provide asset management perspectives for informed investment decisions.

·        Prepare concise, impactful, and professional presentations for Milestone’s Investment Committee that highlight Due Diligence findings, impacts to the underwriting, risks, and mitigants.

Asset Management Support

·        Provide analytical support to an Asset Manager on a portfolio of multifamily properties, assist with providing oversight of third-party property management firms and ensuring successful execution of property business plans, maximizing NOI, and enhancing asset value.

·        Mitigate risks by identifying and addressing operational, financial, and market challenges.

·        Stay current with industry trends, market dynamics, and emerging technology, opportunities and risks to make informed decisions.

·        Prepare reports and presentations to enable informed asset manager and senior leadership decision-making.

Portfolio Monitoring and Oversight

·        Assist with portfolio reporting, monitoring, and oversight

·        Direct oversight of portfolio-level initiatives, such as software platform rollouts and portfolio-level contracts and agreements

Qualifications

·        Bachelor's degree in Real Estate, Finance, Business, or a related field; MBA a plus

·        2 years of experience in multifamily asset management, acquisitions, or a related investment role, or 5 years in multifamily property management/operations with demonstrated transition toward investment-side analysis

·        Experience supporting transaction due diligence in a multifamily context preferred

·        Demonstrated ability to evaluate multifamily operational performance and identify investment opportunities or risks

·        Strong grasp of multifamily property operations, financial analysis, and market dynamics

·        Exceptional analytical and problem-solving skills

·        Effective communicator able to collaborate across departments and engage directly with stakeholders

·        Working knowledge of Sunbelt and Mid-Atlantic multifamily markets

·        Proficiency in Microsoft Excel; familiarity with real estate platforms (e.g., AIRM, Yardi, OneSite, RealPage BI/PA Suite) and modern productivity/AI tools (e.g., Asana, Claude) a plus

·        CPM, CFA, or similar professional certification a plus
