Description of responsibilities:
Assist governmental services during inspections
Oversee total operation and maintenance of the community
Supervise maintenance of the community buildings ensuring they meet or exceed company standards
Collect, prioritize, and assign work orders in a timely and efficient manner
Assist with the development of the capital project budget and annual maintenance budget
Oversee construction, remodeling, and maintenance of all community buildings
Oversee and manage maintenance contracts, electrical systems, phone systems, fire panels, emergency response systems, and disaster preparedness
Develop vendor relationships and negotiate contracts
Evaluate equipment needs and make purchase requests
Ensure apartments are ready for occupancy prior to scheduled move-ins
Oversee preventative maintenance program
Lead Safety Committee
Process and submit monthly expenses
Schedule maintenance, housekeeping, and laundry teammates
Drive company vehicles as needed
On-call for maintenance emergencies
Perform other duties as assigned
Required experience:
High School Diploma/GED
Technical school education preferred
Minimum four (4) years’ experience as a Facilities/ Maintenance Director required preferably in senior living
Required skills:
Must have technical knowledge (such as HVAC, plumbing, electrical, mechanical and code compliance) and mechanical ability to perform routine maintenance and repair on mechanical and electrical equipment and possess a knowledge of construction principles
Must possess a thorough understanding of OSHA, fire prevention, and life and safety regulations
Ability to read and interpret construction plans and documents
Interest in working with a senior population
Demonstrated customer service skills
Ability to handle multiple priorities
Organization and time management skills
Good judgement, problem solving, and decision-making skills
Must be able to work independently
