The Maintenance Supervisor is the operational backbone of our multifamily LIHTC property
This is not a desk role. This is not a “call it in and check later” position.
You are responsible for the physical condition, safety, readiness, and long-term performance of the asset. Your leadership shows up in every unit turn, every inspection, and every resident interaction.

THE MISSION
You own the physical execution of the property.

- Market-ready units delivered without excuses
- Preventative maintenance completed without reminders
- Clean, safe, fully functioning systems at all times
- A maintenance team that executes with discipline and consistency
- You protect the value of the asset by how you lead every day.
- Lead Maintenance Operations Diagnose and complete work orders with speed, accuracy, and professionalism
- Ensure all repairs meet company standards, safety protocols, and applicable codes
- Lead by example—hands-on when needed, decisive always
- Oversee pre–move-out inspections and detailed punch lists
- Schedule and manage vendors and contractors as required
- Coordinate labor, materials, and timelines to hit leasing demand
- Inspect every completed unit—quality control is non-negotiable
- Establish and maintain standards for cleanliness, safety, and appearance across:
- Grounds and landscaping
- Amenities and common areas
- Building exteriors and interiors
- Breezeways, curbs, signage, parking lots, and trash areas
- Ensure the property reflects our standard at all times
- Inspect and evaluate work performed by service technicians
- Coach, correct, and elevate performance continuously
- Develop corrective action plans when standards are missed
- Build a culture of ownership, urgency, and accountability
- Inspect vendor work for scope, quality, and compliance
- Hold contractors accountable to timelines and standards
- Reject subpar work—performance is required, not optional
- Maintain proper inventory of parts, supplies, and tools
- Partner with the Property Manager to stay within budget
- Execute monthly preventative maintenance with discipline
- Fix rather than replace when appropriate—without sacrificing standards
- Conduct regular safety meetings
- Maintain current MSDS sheets and safety documentation
- Stay compliant with OSHA and all applicable regulations
- Ensure a safe environment for residents and team members
- Respond to residents with professionalism, respect, and urgency
- Resolve maintenance concerns decisively and thoroughly
- Reinforce trust through consistency and follow-through
- You take pride in the condition of the asset
- You hold the line on standards—even when it’s uncomfortable
- You see maintenance as operational, not reactive
- You think strategically and execute tactically
- You expect accountability—from yourself and your team
3 years of multifamily maintenance experience
