Salary: $65,000 annually
Position Type: Full-time (Day shift)
Pay and Benefits:
$65,000 salary. Benefit summary: Medical, dental, vision, life, 401k with 3% match, paid time off days (PTO), plus paid holidays of New Years Day, Memorial Day, July 4, Labor Day, Thanksgiving and the Day after Thanksgiving, Christmas Eve off at noon, Christmas Day. Paid vacation after 1 year.
About the Role:
The Glenview Condominiums, a landmark 12-story, 167-unit residential community in Louisville, is seeking a skilled Maintenance Manager to join our team. This role is essential in maintaining the building’s operations and ensuring residents enjoy a well-kept, safe, and comfortable home.
The ideal management candidate is well organized, relies on Preventive Maintenance Check Lists to stay proactive, a good communicator with a patient, steady demeanor, while interacting with all types of people including owners, employees and our outside vendors.
Direct reports include two maintenance techs and two housekeeping staff.
From a technical perspective, the ideal candidate is hands-on, detail-oriented, and has a strong understanding of plumbing, electrical, boiler and chiller systems and general building maintenance. Key Responsibilities:
Staff Leadership and Supervision:
The Maintenance Manager oversees the work of two maintenance techs and two housekeeping staff. The Maintenance Manager reports to the General Manager.
Bidding Project Work and Ordering Supplies:
The Maintenance Manager plans and bids ongoing renovation and improvement projects. The Maintenance Manager sources and orders parts and supplies and maintains an in-house inventory as well.
Other Responsibilities and Duties:
· Obtains thorough knowledge of power, water and gas turnoffs, fire extinguishers and fire hydrants. Assist in all aspects of the property’s maintenance, including grounds, custodial, preventive, corrective, deferred and emergency maintenance.
· Ongoing updates to existing Preventive Maintenance list, which is critical to proactive management in a 52-year-old building.
· Maintains the exterior of the building and public lighting.
· Repairs structural wear and tear and damage to the building.
· Maintains inventory of tools, equipment and supplies.
· Responsible for dumpster removal in service/delivery area and assures that the area is cleared of debris.
· Trains new maintenance staff and housekeeping workers.
· Holds regular staff meetings to discuss workloads, scheduling of work, productivity, efficiency costs, billing rates, and customer satisfaction.
· Prepares and gives annual performance evaluations with supervised employees.
· Maintains warranty paperwork for appliances, equipment, etc.
· Ensures all emergency service requests are completed immediately and other services requests are completed in a timely manner.
· Requires all staff to be trained in OSHA guidelines.
· Is familiar with emergency procedures and general management of emergency situations.
· The Maintenance Manager is in rotation along with the maintenance techs for being on-call in the regular rotation schedule.
Qualifications & Skills:
Required:
· 5 years experience in Multifamily Housing or Hospitality Maintenance Management
· Strong knowledge of plumbing, electrical, boiler, chiller and other mechanical systems.
· Strong leadership skills and organizational ability
· Strong communication skills to interact with residents and staff professionally.
· Physical ability to climb ladders, lift up to 100 lbs., and perform hands-on repairs.
Preferred:
· Driver’s License (preferred for on-call responsibilities).
· Experience in residential, high-rise, or hospitality maintenance.
· High school diploma or GED.
