What are the responsibilities and job description for the Real Estate Title Processor position at The Elias Law Firm, PLLC?
We are seeking a bilingual (English/Spanish) Title Processor (4–5 years) who is comfortable running files independently in an attorney-driven environment.
This role is best suited for someone who understands the full lifecycle of a transaction—not just task execution—and who can move a file forward without waiting for direction.
Responsibilities
- Manage files from contract through post-closing with minimal supervision
- Review title commitments for Schedule B-I and B-II requirements, and track clearance accordingly
- identify and resolve title issues, including open liens, judgments, unreleased mortgages, probate/estate matters, and vesting discrepancies
- Review surveys for encroachments, easements, and consistency with legal descriptions
- Prepare and balance ALTA settlement statements and Closing Disclosures without rework
- Coordinate lender conditions, including final CD approval, funding authorization, and closing packages
- Maintain awareness of recording requirements and insurability standards prior to closing
- Ensure compliance with TRID timing and tolerance thresholds
- Communicate clearly with attorneys, lenders, and counterparties to keep transactions progressing
Qualifications
- 4–5 years of title processing experience in a law firm or attorney-led environment
- Ability to clear most title issues independently and escalate only when appropriate
- Working knowledge of title policy structure, endorsements, and common exceptions
- Familiarity with underwriter requirements, including those from First American Title Insurance Company and Old Republic National Title Insurance Company
- Experience balancing files where figures must tie across CD, lender instructions, and title fees
- Strong organizational discipline across multiple active files
- Excellent verbal and written communication skills
