What you will do:
Lease-Up & Applicant Processing
- Manage the affordable housing lease-up process from applicant intake through lease execution and move-in
- Serve as a primary point of contact for applicants, referral partners, and internal stakeholders
- Coordinate unit offers, lease signings, and move-in scheduling
- Maintain accurate and well-documented applicant and household records
Housing Connect & Order-of-Processing Compliance
- Process applicants in strict accordance with NYC Housing Connect (HC2) order-of-processing requirements
- Ensure all applicant outcomes (approvals, skips, withdrawals, denials) are permissible and properly documented
- Maintain clear documentation supporting leasing decisions and resolve order-of-processing issues internally
- Ensure compliance with HPD/HDC monitoring and audit standards
Affordable Housing & Subsidy Compliance
- Review and qualify applicant files in accordance with applicable affordable housing programs (i.e. HPD, HDC, LIHTC, TEB, PBV/TBV Section 8, etc.)
- Verify income, assets, eligibility, and preference documentation
- Coordinate subsidy processing with NYCHA, HPD, HRA, and other agencies as applicable
- Prepare complete and audit-ready resident files for initial move-in
Systems & Documentation
- Maintain accurate data in Yardi Voyager, RentCafe, Housing Connect, and applicable agency portals
- Track unit status, leasing progress, and compliance milestones during lease-up
- Collaborate with Compliance, Property Management, Accounting, and Facilities to meet lease-up goal
Qualifications
- Minimum of 2 years of affordable housing lease-up experience, including hands-on NYC Housing Connect (HC2) order-of-processing and applicant file qualification
- Demonstrated experience with applicant screening, eligibility determinations, and documentation of skips and denials
- Working knowledge of affordable housing programs such as LIHTC, Section 8 (PBV/TBV), HPD, HDC, HOME, MIH, or similar
- Experience coordinating subsidies with NYCHA or other administering agencies preferred
- Proficiency with Yardi Voyager and RentCafe (or comparable property management systems)
- Strong attention to detail, organization, and follow-through in a high-volume environment
- Ability to manage multiple priorities and deadlines during an active lease-up
- Clear written and verbal communication skills

Salary Range:
$68,000 - $75,000/yr. ($34.87 – $38.46/hr.)
Actual compensation packages are based on several factors that are unique to each candidate, including but not limited to skill set, depth of experience, certifications, and specific work location. This may be different in other locations due to differences in the cost of labor.
