Working Construction Project Manager
to oversee diverse projects across residential, commercial, government, federal, tenant improvement, and restoration sectors. This role is responsible for managing every phase of construction — from pre-construction and estimation to scheduling, execution, and closeout — while ensuring compliance with scope, budget, and quality standards. Key Responsibilities
Residential Projects
Break down project plans using AutoCAD and manage project documentation in Procore or Project Sight.
- Establish project milestones, task assignments, and scopes of work.
- Conduct team meetings, create Work Breakdown Structures (WBS), and manage schedules.
- Prepare detailed cost estimates using CSI format and present bids to clients.
- Oversee subcontractor bids, selections, and maintain a qualified subcontractor database.
Lead project kickoff meetings, daily logs, and milestone tracking.
Commercial & Tenant Improvement (TI) Projects
Manage commercial builds from pre-construction through completion using Procore and Project Sight.
- Lead tenant improvement projects, ensuring adherence to budget, scope, and deadlines.
- Evaluate subcontractor bids, ensure vendor compliance, and establish Construction Performance Statements (CPS) for project KPIs.
Serve as primary client liaison, providing timely updates and reports.
Restoration (Fire & Water Damage) Projects
Develop accurate scopes with iGuide and Xactimate for damage assessments.
- Manage fire and water restoration projects from demolition through final inspection.
- Collaborate with insurance adjusters to finalize scopes and cost approvals.
Deliver detailed reports, status updates, and before-and-after documentation to clients.
Government & Federal Projects
Manage federal projects (NAVFAC, U.S. Air Force, etc.) in compliance with JOC contracts and federal regulations.
- Perform cost estimates using RSMeans; prepare and submit bids for federal contracts.
- Ensure subcontractor compliance with government standards.
- Utilize MS Project, Primavera, Bluebeam, and Procore for scheduling and documentation.
- Serve as the primary point of contact with federal clients.
Required Skills & Software Proficiency
- Proficient in AutoCAD, Procore, Project Sight, Bluebeam, MS Project, Primavera.
- Strong expertise in Xactimate (restoration) and RSMeans (federal cost estimation).
- Familiar with iGuide, Planswift, Stack, Bidspeed, BidClerk, and Dodge.
- Skilled in pre-construction documentation, compliance, and planning standards.
- Strong quantity estimating abilities for labor, materials, and equipment.
Qualifications
- Bachelor's degree in Construction Management, Engineering, or related field (preferred).
- 5 years of project management or field leadership experience across multiple sectors.
- Familiarity with JOC contracts, restoration estimating, and federal project compliance.
- PMP certification preferred; EM385-1.1, QC, and OSHA certifications are a plus.
- Proven ability to manage multiple projects simultaneously with accuracy and efficiency.
- Excellent organizational, communication, and leadership skills.

Schedule
- Full-Time: Monday - Friday
- Overtime and occasional weekends as needed
