Role Description
This is a full-time, on-site Property Manager role based in Jefferson City, TN. The Property Manager oversees daily operations of assigned properties, including coordinating maintenance requests, conducting property inspections, and ensuring common areas and units are clean, safe, and presentable. The role includes managing resident relations by responding to inquiries, handling lease renewals, move-ins and move-outs, and addressing concerns in a professional and timely manner. The Property Manager is responsible for rent collection, basic budgeting, tracking expenses, and preparing routine reports for ownership. Additional responsibilities include enforcing community policies and lease terms, supporting marketing and leasing efforts, collaborating with vendors and contractors, and maintaining compliance with relevant housing and safety regulations.
Qualifications
- Valid TN Real Estate license
- Property management experience with skills in leasing coordination, resident relations, and day-to-day building operations.
- Strong organizational and time management abilities, including scheduling, documentation, and follow-through on tasks and projects.
- Effective communication and interpersonal skills for working with residents, owners, vendors, and internal team members.
- Basic financial and administrative skills, such as rent collection, expense tracking, and familiarity with property management software.
- Problem-solving and conflict resolution capabilities, with a customer-focused approach and attention to detail.
- Ability to work on-site in Jefferson City, TN, and surrounding counties including occasional evenings or weekends as property needs require.
- Knowledge of local housing regulations, safety standards, and best practices in property upkeep is beneficial.
- High school diploma or equivalent required; additional education or certifications in property management or real estate are a plus.
