Facilities Director

We are seeking an experienced Facilities Director to lead the stewardship, maintenance, and capital improvements for our historic buildings. This is a highly visible role for a candidate with technical expertise, operational discipline, and a deep appreciation for historic preservation.
This role will involve the following:
Facilities Operations
- Oversee preventative maintenance, repairs, and building systems including HVAC, electrical, plumbing, roofing, and life safety.
- Ensure all buildings are well cleaned, safe, and operating at a high standard for employees and visitors.
- Respond to urgent maintenance issues when needed and coordinate appropriate solutions.
Leadership & Team Management
- Lead, mentor, and develop a facilities and housekeeping team of 7–10 employees.
- Assign and prioritize daily maintenance, custodial, and repair responsibilities.
- Foster a culture of accountability, responsiveness and quality work.
- Manage employee performance including hiring and termination decisions.
Historic Preservation & Compliance
- Maintain and preserve the integrity of our historic properties inside and out.
- Coordinate restoration and renovation work in compliance with local preservation guidelines.
- Obtain historic approvals and permit submissions as needed. Experience with CHAP or similar historic preservation application process is preferred but not required.
Contractor & Vendor Management
- Solicit and evaluate bids for maintenance and capital projects.
- Select, negotiate with, and oversee contractors and service providers.
- Ensure work is completed on time, within budget, and to specification.
Budgeting & Capital Projects
- Prepare and manage annual operating and capital budgets for various properties.
- Track expenditures and identify cost-saving opportunities.
- Work in collaboration with senior leadership and shareholders on major renovation and capital improvement initiatives.
Communication & Reporting
- Provide regular updates to executives and stakeholders.
- Maintain clear documentation, project plans, and status reports.
- Be a professional and responsive point of contact for external partners
Who We're Looking For
- 10 years in property management, building operations, the building trades, and/or construction management
- Experience with historic properties highly desired
- Proven management experience with vendors as well as facilities and housekeeping teams.
- Strong working knowledge of one or more trades such as carpentry, electrical, plumbing, or HVAC.
- Experience with contractor bidding, vendor negotiations, and project oversight.
- Proven budget and financial management skills.
- Experience working with executives, ownership groups, or shareholders.
- Good written and verbal communication skills.
- Strong organizational skills and attention to detail.
- Ability to delegate effectively and hold team members accountable.
- Experience with Baltimore historic permitting and CHAP approvals is strongly
Preferred Qualifications
- Experience managing restoration or adaptive reuse projects in landmark buildings.
- Bachelor’s degree in Facilities Management, Construction Management, Engineering, Architecture, a related field or equivalent experience
- Professional certifications such as CFM, FMP, or CPM.
Compensation Range – $110K – 120K
