Construction Project Manager is responsible for planning, coordinating, and overseeing commercial construction projects from preconstruction through closeout. This role ensures projects are delivered on time, within budget, and in accordance with contract documents, safety standards, and company quality expectations.The Project Manager serves as the primary point of contact between clients, architects, subcontractors, vendors, and internal teams.Key Responsibilities: Project Planning & Preconstruction: Review contract documents, drawings, specifications, and scope requirementsDevelop project schedules and sequencing plansAssist with budgeting, value engineering, and scope clarificationCoordinate subcontractor buyout and procurementLead project kickoff meetingsProject Execution & Management: Manage multiple commercial construction projects simultaneouslyMaintain project schedule and proactively address delaysMonitor project costs, track budgets, and control expensesProcess RFIs, submittals, and change ordersConduct regular project meetings with stakeholdersEnsure compliance with local, state, and federal regulationsFinancial Management: Prepare and manage project budgetsReview and approve subcontractor invoicesGenerate owner pay applicationsTrack and negotiate change ordersMaintain accurate cost forecasting and reportingCommunication & Client Relations: Serve as primary liaison with owners and design teamsProvide regular project updates and progress reportsMaintain strong relationships with subcontractors and vendorsQuality & Safety Oversight: Ensure quality standards are met throughout constructionEnforce safety policies and OSHA complianceCoordinate inspections and ensure successful project closeoutProject Closeout: Manage punch list completionOversee final inspections and occupancy approvalsEnsure delivery of warranties, as-builts, and O&M manualsQualifications: Education: Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferredEquivalent experience consideredExperience: 5 years of commercial construction project management experienceExperience managing projects ranging from $1M–$20M (adjust as needed)Experience with ground-up and/or tenant improvement projects preferredSkills & Competencies: Strong knowledge of construction processes, materials, and methodsProficiency in project management software (Procore, Bluebeam, MS Project, etc.)Ability to read and interpret construction documentsStrong budgeting and cost-control skillsExcellent leadership and communication abilitiesStrong negotiation and problem-solving skillsWork Environment: Combination of office and active construction site environmentsAbility to walk job sites and navigate uneven terrainOccasional travel may be required
