Leasing agent

Tesoro Group is seeking an experienced leasing agent to join one of our long-term client’s team at (2) of their properties in Rosemount, MN.

This role is contract to hire (30-90 days before conversion).

This role will be working with (2) properties Site 1 : built in 2021, 124 market rate units, 4 stories and Site 2 : Built in 2000, 49 income restricted units, 3 stories.

Salary : $20 / hour - This role is contract to hire (30-90 days before conversion - commissions will be available after conversion and a higher hourly rate of $21 / hour DOQ while on contract).

Schedule : Monday - Friday 10a-6p and Saturdays as needed (availability on the first and last day of the month).

Job Duties and Essential Functions :

• Develop full knowledge of application information required, screening processes and policies regarding rentals.
• Responsible for playing an active role in the renewal process.
• Develop and maintain an on-going resident retention program under the direction of Property Manager.
• Courteous, efficient handling of resident requests and complaints.
• Responsible for proper maintenance of resident and property files.
• Efficient and timely processing of all required administrative forms, reports and related information.
• Responsible for ensuring the model apartments and target apartments are ready for show; responsible for maintaining work areas and office in a clean and orderly manner;

need to have an awareness of the curb appeal of the property.

• Thorough knowledge of lease terms, specifications and all community policies.
• Knowledge of required telephone and sales techniques.
• Knowledge of current market conditions.
• Responsible for shopping competitive properties and completing market updates.
• Responsible for maintaining a leasing closing ratio that meets company policy and requirements.
• Fully informed of current rental rates, sizes, locations and all amenities of property.
• Responsible for participating in the marketing of the property as directed.
• Responsible for always operating within OSHA (Occupational Safety & Health Act) standards and company Safety policies.
• Comply with all industry Fair Housing rules.
• Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
• Responsible for always maintaining a professional appearance and attitude.
• Responsible for seeking educational opportunities and self-improvement for personal growth and development.
• Anything else that the Property Manager feels may fall into the Leasing Consultant’s job description.

Qualifications and Experience :

• At least 6 months’ experience in leasing market rate and income restricted communities.
• Knowledge of government subsidy programs.
• Working knowledge of Microsoft Office Suite, Outlook and Excel.
• Be able to pass a Kari Koskinen background check before employment.
