Job Overview
We are seeking a proactive and detail-oriented Apartment Maintenance Technician to join our dynamic team. In this vital role, you will be responsible for ensuring the proper maintenance, repair, and overall functionality of residential apartment communities. Your expertise will help create safe, comfortable, and well-maintained living environments for our residents. This work will be performed between 2 sites. Carstens Gardens in Beatrice and Fairbury Gardens in Fairbury.
Duties
- Perform routine and preventive maintenance on building systems including electrical, plumbing, HVAC (Heating, Ventilation, and Air Conditioning), and mechanical equipment using hand tools and schematics.
- Conduct repairs on electrical equipment, plumbing systems, HVAC units, and facilities equipment to ensure optimal operation.
- Utilize programmable logic controllers (PLCs) and Ohmmeters to troubleshoot complex electrical issues efficiently.
- Carry out carpentry tasks such as drywall repair, door adjustments, and interior building maintenance.
- Manage maintenance painting projects to uphold the aesthetic standards of the property’s interior spaces.
- Maintain accurate records of work orders and completed preventative maintenance tasks.
Experience
- Proven experience in residential or commercial property maintenance with a strong background in electrical work, plumbing, HVAC system repair, and facilities equipment maintenance.
- Familiarity with schematics, technical manuals, and troubleshooting electrical systems using tools like Ohmmeters.
- Hands-on experience with welding, carpentry, painting, and general building interior maintenance.
- Knowledge of HUD NSPIRE Inspection processes and requirements beneficial,
- Demonstrated ability to read blueprints or schematics for complex systems repair.
- Leadership experience is preferred but not required; a proactive attitude towards team collaboration is essential.
- Excellent customer service skills to address resident needs professionally and courteously.
