About this Role:
The Leasing Specialist and Senior Leasing Specialist roles are responsible for leasing up communities, supervising assigned leasing consultants (applicable for Senior Leasing Specialist - as needed), and assisting in all areas of the operation of a community with a primary focus on producing 95% or higher occupancy with set goals. The position will ensure a high level of professionalism and foster positive relationships with tenants, prospective tenants, vendors and all guests. The right person for the job is energetic, welcoming, bold, knows no strangers, and works to completes tasks.
Responsibilities :
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
- Conduct all leasing activities for the properties, this includes but is not limited to – completing guest cards daily with urgency, assist walk-in prospective tenants, conduct showings/tours for prospects at one or more locations, present leasing terms and conditions, assist prospective residents with the application process, and warmly greet visitors, prospective renters, and current residents.
- Consults with prospective tenants to identify requirements and budgets, then matches these needs with available properties/units.
- Maintain consistent communication and standards with assigned leasing consultants if applicable (applicable for Senior Leasing Specialist - as needed).
- Answer all incoming inquiries via phone call, text message, email, or other form of communication.
- Follow up with leads, showings, applications, and current residents as necessary.
- Perform lease administration activities, including preparing and executing leases and renewals and ensuring all databases are up to date.
- Coordinate and assist with tenant move ins and move outs.
- Ensure all tenant and prospect files are prepared and maintained in an orderly and logical manner, including leases and other additional documents.
- Daily review of all marketing (online and on-site marketing) to ensure accuracy. Participates in weekly performance oversight of all marketing services (online and on-site marketing).
- Generate no less than a 4.5 Star Online Reputation.
- Work with property manager on expiring leases, turning units and renovated units to bring on the market.
- As needed, assist in resolving resident concerns while ensuring you are communicative with the tenants and respective internal teams to ensure tenant satisfaction.
- Responsible for aspects of development and maintenance of resident relations, including but not limited to tenant outreach, community events and programs for tenants.
- Senior Leasing Specialist will lead by example for the leasing team. If applicable, at times supervise assigned leasing consultants to ensure – all guest cards are completed in a timely manner daily, tours are scheduled and completed appropriately, all follow-up communications and leases executed, and more
Skills:
- Strong organizational, adaptability, and time management skills
- Excellent communication, interpersonal, and customer service-oriented skills.
- Proficient in Microsoft Office Suite
- Experience using Appfolio preferred, but not required
- Knowledgeable in Fair Housing and leasing regulations preferred, but not required.
- Strong Team Collaboration Skills
Qualifications:
- Must have high school diploma, GED or equivalent certificate
- Must have valid Driver License
- At least 1-3 years of experience in property management, sales, and/or real estate required
- Ability to demonstrate exceptional work ethic and positive team-oriented attitude
- Experience using real estate management software preferred, but not required.
- Must have reliable transportation to utilize commuting to-and-from work and as needed from property-to-property.
- Ability to work a Monday–Friday schedule (9am–5pm), including rotating Saturday schedule, and occasional pre-scheduled evening resident events.
Typical Work Schedule:
- Monday–Friday, 9 AM–5 PM
- Rotating Saturdays, 10 am–2 pm or by appointment, as needed
Ability to Relocate:
- Downtown Kansas City, MO Area: Reliably commute or planning to relocate before starting work (Required)
