Building Superintendent- Luxury High-Rise

A luxury high-rise residential community in Jersey City is seeking an experienced and hands-on Building Superintendent. This is a non-live-in position. The Superintendent will oversee the maintenance and operation of the building and supervise 12 employees. The Superintendent must be available on-call as needed for emergencies and operational issues.

Salary $90,000

·         Oversee daily maintenance and operation of the luxury high-rise building.

·         Supervise and manage a team of 12 employees, including maintenance and custodial staff.

·         Implement and monitor preventative maintenance programs.

·         Maintain HVAC, plumbing, electrical, and life-safety systems.

·         Respond to building emergencies and remain on-call as required.

·         Coordinate with property management and oversee outside contractors.

·         Ensure compliance with all local, state, and federal regulations.

·         Maintain accurate maintenance logs and inspection reports.

·         Serve as the designated Fire Safety Manager for the property.

·         Maintain and enforce the building’s Fire Safety and Emergency Action Plan.

·         Coordinate required fire drills in accordance with local regulations.

·         Oversee inspection and maintenance of fire alarm and sprinkler systems.

·         Serve as liaison with the Jersey City Fire Department.

·         Maintain required fire safety documentation and logs.

·         Minimum 5 years’ experience as a Superintendent or Chief Engineer in a luxury high-rise.

·         Experience supervising 10 employees.

·         Strong knowledge of building systems and preventative maintenance.

·         Ability to lead staff and maintain high service standards.

·         Fire Safety Manager certification or willingness to obtain certification.
