- Job Summary:**Under the direct supervision of Healthcare Facilities Supervisor, job incumbent is responsible for building maintenance tasks at the TCC owned and operated healthcare facilities. Provides proficient operator, building repair, and mechanical services specific to healthcare standards and ensures equipment operates within established regulatory requirement. Individual targeted education and responsibilities will be assigned to further job progression and growth.

- Representative Duties:**As directed by the Facilities supervisor, job incumbent will:
- Performs daily mechanical equipment rounds and data entry to ensure organization stays in compliance with regulatory standards. Addresses any life safety issues immediately and creates work orders for deficiencies to ensure compliance.
- Creates and manages in-house and contractor building projects, minimize impact to patients and staff. Manages documentation to ensure regulatory compliance and survey readiness.
- Grounds keeping including snow removal, salting, sanding, and litter removal. Maintenance of associated mechanical equipment and tools. Expected to be available for adverse weather conditions to maintain the grounds for patients and staff safety outside of regular working hours.
- Assists and performs carpentry maintenance tasks including drywall repair, painting, cabinetry repair, door repair, ceiling tile replacement, and fixture installation.
- Assists and performs electrical maintenance tasks including outlets, switches, lights, lighting controls, electric doors, heat trace, and power controls.
- Assists and performs plumbing maintenance tasks including faucets, showers, drains, ice machines, toilets, water softeners, water heaters, and eyewash stations.
- Manages water and closed loop systems including mechanical filtering, PH testing, hardness testing, glycol testing, and inhibitor testing.
- Operates and maintains medical and vacuum systems within regulatory specification. Checks for leaks, monitors pressure levels, verifies alarms functions, replaces empty cylinders, and orders replacement parts and stock.
- Operates and maintains emergency power system within regulatory specifications including automatic transfer switches, generators, and emergency equipment.
- Operates and maintains building heating, cooling and ventilation systems, including cabinet unit heaters, unit heaters, pumps, radiant systems, motors, VAV systems, mini splits, air handlers, and roof top air conditioners.
- Operates building direct digital control systems to ensure proper function. Manages contractors as needed for repair and maintenance.
- Interact daily with the work order system to document work performed and complete work as assigned. Keep clear communication with customers on work orders by providing estimated completion dates and work order updates.
- Update and maintain the work order asset system by creating automated scheduled preventive maintenance tasks, and regulatory tasks. Enters new or existing assets in to the system.
- Responsible for cleanliness of facilities dedicated s aces including mechanical areas, electrical areas, facilities storage areas, etc.
- Must be available for weekly on-call shift as required after-hours and weekends.
