As a Construction Project Manager, you will make a significant impact by steering multiple concurrent projects, ensuring that every milestone aligns with strategic development ambitions in the Westbrook region.
Responsibilities:
- Manage multiple construction projects simultaneously from site infrastructure through tenant fit-outs and vertical construction, ensuring delivery from pre-construction through closeout.
- Develop and maintain integrated master schedules, identifying and resolving conflicts related to sequencing, logistics, and trade availability across concurrent projects.
- Monitor daily progress against baseline schedules and budgets, proactively addressing variances, risks, and potential delays to keep projects on track.
- Oversee on-site activities, quality standards, and safety compliance, coordinating with superintendents and field teams across all active work zones.
- Administer permitting, inspections, and interface with municipal and state agencies as well as utility providers throughout the project timeline.
- Drive closeout activities, including punch list completion, commissioning, documentation, and turnover to tenants and stakeholders.
- Act as the day-to-day primary point of contact for development and capital partners, anchor tenants, design teams, contractors, and municipal stakeholders.
- Prepare, track, and manage project budgets, reviewing subcontracts, vendor agreements, and implementing cost-saving measures through value engineering and risk management.
Must-Have Skills:
- 5 years of progressive experience managing commercial construction projects from pre-construction through closeout, ideally with multiple concurrent projects.
- Proven success delivering medium-to-large-scale retail, commercial, healthcare, residential, or mixed-use developments.
- Clear, partner-facing communication with the ability to brief joint venture partners, capital partners, and tenants effectively.
- Advanced competency in reading and interpreting construction drawings, specifications, and contract documents.
- Strong working knowledge of construction methods, materials, sequencing, and current market pricing.
- Proficiency with project management and scheduling software such as Planner, Procore, MS Project, Bluebeam, and Microsoft Office Suite.
Nice-to-Have Skills:
- Experience with large-scale, multi-phase site developments or urban mixed-use projects.
- Background in stakeholder coordination across municipal, utility, and regulatory agencies.
- Proficiency in value engineering and scope refinement for cost optimization.
- Experience overseeing tenant delivery, fit-out reviews, and commercial grand opening preparation.
- Strong capabilities in risk analysis, project documentation, and reporting to senior leadership.
