Director of Maintenance

Position Summary

The Director of Maintenance is responsible for leading all maintenance and facilities operations across healthcare facilities and affiliated locations. This role oversees preventive maintenance programs, facility repairs, renovations, utility systems, work order management, inventory control, and regulatory compliance. The Director ensures a safe, efficient, and compliant environment that supports high-quality patient care while maintaining adherence to federal, state, local, and accreditation standards.

Key Responsibilities

Facilities Operations & Maintenance

• Direct and oversee maintenance, repair, renovation, and construction activities for all assigned facilities.
• Develop and implement preventive maintenance programs for building systems, utilities, mechanical systems, electrical distribution systems, fire protection systems, and security systems.
• Conduct facility inspections to identify maintenance needs and establish repair priorities.
• Ensure continuous, safe, and efficient operation of facility infrastructure and utility systems.
• Coordinate facility-related activities with internal departments, contractors, consultants, and vendors.
• Review construction plans, specifications, and project documentation to ensure compliance with operational and regulatory requirements.
• Forecast supply requirements and manage inventory levels to support operational needs.
  
  

Regulatory Compliance & Safety

• Maintain compliance with all applicable federal, state, local, and healthcare accreditation requirements.
• Develop, implement, and update policies and procedures that promote quality, safety, and operational excellence.
• Maintain required documentation and records to demonstrate compliance with regulatory standards.
• Oversee facility safety programs, emergency preparedness initiatives, disaster response planning, and interim life safety measures.
• Ensure proper infection prevention and control practices are followed during maintenance activities in patient care areas.
• Serve as a subject matter expert regarding healthcare facility codes, regulations, and industry standards.
  
  

Leadership & Staff Management

• Lead, mentor, and develop maintenance personnel through training, coaching, performance evaluations, and professional development initiatives.
• Manage staffing activities, including recruitment, scheduling, attendance tracking, performance management, corrective actions, and employee relations.
• Foster a culture of accountability, safety, teamwork, and continuous improvement.
• Conduct regular team meetings and daily operational huddles to ensure effective communication and alignment.
• Promote employee engagement through transparent and timely communication.
  
  

Financial & Administrative Management

• Assist in the development and management of departmental budgets.
• Monitor expenditures and ensure operations remain within approved budget parameters.
• Oversee payroll administration and related documentation for assigned departments.
• Utilize maintenance management software systems to plan, organize, and track work activities.
• Manage multiple projects simultaneously while ensuring timely completion and quality outcomes.
  
  

Organizational Responsibilities

• Support organizational values, ethical standards, and code of conduct policies.
• Participate in performance improvement initiatives and quality management programs.
• Collaborate with organizational leadership on strategic facility-related initiatives.
• Attend departmental, divisional, and organizational meetings as required.

Qualifications

Education

• Bachelor's degree in Facilities Management, Engineering, Construction Management, Business Administration, or a related field preferred.
• High School Diploma or equivalent required; additional technical or vocational training strongly preferred.
  
  

Certifications

• Certified Healthcare Facility Manager (CHFM) or similar healthcare facilities certification preferred.
• Valid driver's license required.
  
  

Experience

• Minimum of five (5) years of progressive facilities management or maintenance leadership experience.
• Experience in healthcare facilities, construction, utilities management, building systems maintenance, equipment repair, or related operations preferred.
• Equivalent combinations of education, training, and experience may be considered.

• Excellent verbal and written communication abilities.
• Knowledge of healthcare facility regulations, accreditation standards, and compliance requirements.
• Proficiency with computerized maintenance management systems (CMMS) and related software applications.

• Pneumatic and hydraulic systems
• Building automation systems
• Fire protection and life safety systems
• Ability to read and interpret blueprints, schematics, technical drawings, and construction documents.

• Flexibility to work evenings, weekends, holidays, and emergency situations as operational needs require.
  
  

Working Conditions

This position may require on-call availability and emergency response during adverse weather events, utility outages, disaster situations, and other critical operational incidents to ensure continuity of facility operations and patient safety.
