Job Title: Project Manager – Commercial Construction (Semiconductor / High-Tech Preferred)

Job Summary
We are seeking an experienced Project Manager to lead commercial construction projects from pre-construction through project close-out. The ideal candidate will oversee all phases of project execution, including budgeting, scheduling, subcontractor management, procurement, client communication, and financial oversight while ensuring projects are delivered safely, on time, and within budget. Experience in semiconductor or high-tech construction is highly preferred.
Key Responsibilities
- Manage multiple commercial construction projects simultaneously through all phases of execution.
- Serve as the primary point of contact for clients, owners, architects, engineers, and subcontractors.
- Review architectural, structural, MEP, and civil drawings to ensure project accuracy and constructability.
- Develop project plans, schedules, budgets, and cost forecasts while monitoring financial performance.
- Prepare project estimates, quantity take-offs, scopes of work, and trade packages.
- Coordinate procurement of materials and equipment to ensure timely project delivery.
- Administer subcontract agreements, review change orders, and approve invoices and monthly pay applications.
- Track project cash flow, prepare owner billing applications, and ensure timely collections.
- Conduct project meetings, monitor progress, and resolve project risks and issues proactively.
- Perform constructability reviews and provide technical guidance to project teams.
- Ensure compliance with project specifications, quality standards, safety regulations, and contract requirements.
- Develop site-specific safety plans and promote a strong safety culture on all projects.
- Mentor and lead project engineers and junior team members.
- Prepare and submit project close-out documentation upon completion.
Required Qualifications
- Bachelor's degree in Construction Management, Civil Engineering, or a related field.
- Minimum 5 years of commercial construction project management experience (degree may be substituted with equivalent experience).
- Experience managing budgets, scheduling, forecasting, progress billing, contract administration, change orders, procurement, and project close-out.
- Strong understanding of construction methods, engineering principles, building codes, and industry standards.
- Proven ability to manage multiple projects and coordinate cross-functional teams.
- Excellent leadership, organizational, negotiation, and communication skills.
Preferred Qualifications
- Experience managing Semiconductor, Data Center, Clean Room, Manufacturing, or High-Tech construction projects.
- Familiarity with insurance, bonding requirements, and risk management practices.
- Experience with project scheduling and cost control software.
