Responsibilities

• Lead and manage the residential estimating team, setting standards for accuracy, efficiency, and quality across all bids.
• Develop comprehensive cost estimates for high-end residential projects by analyzing plans, specifications, and site conditions.
• Utilize advanced estimating software such as HeavyBid and Bluebeam to prepare detailed proposals and manage bid documentation.
• Collaborate with project management teams to establish realistic budgets, monitor costs throughout the project lifecycle, and implement effective cost control strategies.
• Negotiate with subcontractors, suppliers, and vendors to secure competitive pricing while maintaining quality standards.
• Review construction contracts to ensure scope alignment, risk mitigation, and adherence to budget constraints.
• Provide leadership in pricing strategies, value engineering opportunities, and risk assessments to optimize project profitability.
• Maintain up-to-date knowledge of construction trends, materials, labor costs, and regulatory requirements relevant to luxury residential construction.

Requirements

• Proven experience in construction estimating within the high-end residential sector or similar luxury markets.
• Extensive knowledge of construction processes, site management, contracts, and project management principles.
• Proficiency with Bluebeam for document review and markup; HeavyBid or equivalent estimating software; strong skills in construction estimating techniques.
• Demonstrated ability in negotiation with subcontractors and suppliers to achieve favorable terms.
• Solid understanding of cost control practices and pricing strategies specific to complex residential projects.
• Hands-on construction site experience is highly desirable to provide practical insights during estimate development.
• Excellent leadership skills with the ability to manage multiple priorities and foster teamwork within the estimating department.

Pay: $140,000.00 - $175,000.00 per year
