Job Title: Property Manager (Affordable & Commercial Portfolio)
Location: Miami, Florida
Schedule: Monday–Friday, 8am–5pm (Weekends as needed)

Position Summary
Tacolcy Property Management Corporation (TPMC) is seeking a qualified Property Manager to oversee the daily operations of our affordable housing property. This role ensures compliance with LIHTC, HUD, and other affordable housing regulations while managing leasing, resident relations, financials, marketing, maintenance, and vendor coordination. The ideal candidate will demonstrate strong leadership, organizational, and communication skills, and be capable of working both independently and collaboratively.
Key Responsibilities
Operations & Compliance
- Oversee daily property operations including leasing, marketing, maintenance, budgeting, and compliance.
- Ensure timely and accurate preparation of HUD/LIHTC documentation and adherence to affordable housing regulations.
- Conduct regular property inspections and ensure timely resolution of maintenance issues.
- Maintain knowledge of and compliance with federal, state, and local housing laws.
Financial Management
- Assist in preparing and managing annual operating budgets.
- Monitor rent collection, security deposits, and other income; address delinquencies promptly.
- Oversee accounts payable/receivable and ensure adherence to TPMC accounting procedures.
- Prepare and submit monthly financial and operational reports.
Team Leadership & Personnel Management
- Hire, train, supervise, and evaluate property staff in accordance with TPMC policies.
- Conduct regular team meetings and performance evaluations.
- Step in as acting Community or Assistant Manager when needed.
Vendor & Contractor Oversight
- Supervise vendor and contractor services, ensuring compliance with company policies and approved vendor lists.
- Assist with bid processes and contract preparation.
Resident & Client Relations
- Foster a welcoming and professional environment for residents and staff.
- Address resident concerns and service requests promptly and professionally.
- Manage all aspects of move-ins and move-outs, including inspections and documentation.
- Support the development and implementation of resident services programs.
Administrative & Office Management
- Maintain accurate community records, files, and reports.
- Process and enforce lease agreements and ensure timely reporting of operational data.
- Purchase office and property supplies in accordance with TPMC policies.
Marketing & Leasing
- Market and lease units, maintain a waiting list, and conduct regular market surveys.
- Maximize occupancy and resident retention through strategic marketing and community engagement.
Safety & General Duties
- Ensure safety protocols are followed, and incidents are reported promptly.
- Act as liaison between TPMC and on-site teams.
- Perform additional duties as assigned by the Regional Manager or Vice President.
Qualifications
- Education: High School Diploma or equivalent required; Bachelor’s degree preferred.
- Experience:
- 2–3 years of LIHTC and affordable housing experience required.
- 1 year of commercial property management experience required.
- Software Proficiency:
- Microsoft Office Suite (Excel, Word, Outlook)
- Zoom, Teams
- Property management software: OneSite, Yardi (CRM, Voyager, P2P), MRI
- Skills:
- Excellent customer service and communication
- Strong organizational and negotiation skills
- Ability to manage multiple priorities and deadlines
- Basic accounting knowledge
- Self-motivated and proactive
Physical Requirements
- Ability to access all areas of the property, including multilevel structures.
- Ability to work at a computer for extended periods (minimum 7 hours/day).
- Occasional travel may be required for property-related business.

Pay: $55,000.00 - $60,000.00 per year
