JOB SUMMARY:
We are seeking a proactive, organized, and customer-focused Property Manager to oversee day-to-day operations of a portfolio of Homeowners Associations (HOAs). The Property Manager will serve as the primary point of contact between the HOA board, residents, vendors, and internal departments, ensuring effective communication, compliance with governing documents, and successful execution of community goals.
KEY RESPONSIBILITIES:
- Community Management
-Act as the liaison between HOA Boards, residents, and vendors.
-Attend and facilitate HOA board and annual meetings, including preparation of agendas, board packets, and minutes.
-Ensure adherence to the community’s CC&Rs, bylaws, rules, and applicable laws.
-Conduct regular property inspections and enforce community standards.
- Financial Oversight
-Work with accounting team to develop and manage annual budgets.
-Review monthly financial reports with Boards; identify and address variances.
-Monitor and manage operating expenses; ensure timely billing and collections.
-Assist with the preparation and execution of reserve studies and special assessments..
- Vendor and Maintenance Management
-Coordinate and supervise maintenance, landscaping, and repair work.
-Obtain bids and negotiate contracts with vendors and service providers.
-Ensure timely and high-quality completion of work orders and service requests.
- Administrative and Compliance
-Maintain accurate and organized community records.
-Coordinate with legal counsel regarding compliance issues, collections, or litigation.
-Ensure compliance with federal, state, and local regulations (e.g., Fair Housing, Davis-Stirling Act in California).
- Resident Relations
-Respond to homeowner inquiries and complaints promptly and professionally.
-Educate residents on community rules, processes, and procedures.
-Manage community communications including newsletters, notices, and website updates.
-Assist to all Communities Meetings
QUALIFICATIONS:
- Education & Experience
-Bachelor’s degree in business, real estate, or related field (preferred).
-2 years of HOA or property management experience required.
-Experience working with HOA boards and knowledge of community association governance.
- Certifications (preferred or required depending on company policy)
-CMCA®, AMS®, or PCAM® designations from CAI.
-State-specific property management license (if applicable).
- Skills & Competencies
-Strong interpersonal and communication skills (written and verbal).
-Proficient in Microsoft Office and property management software (e.g., AppFolio, TOPS, Vantaca, CINC).
-Exceptional organizational skills and ability to manage multiple priorities.
-Conflict resolution and problem-solving abilities.
WORK ENVIRONMENT & PHYSICAL DEMANDS:
- Primarily office-based with regular site visits to HOA communities.
- Evening and occasional weekend availability required for board meetings or emergencies.
- Must have a valid driver’s license and reliable transportation.

Pay: $18.00 - $25.00 per hour
