T&R Properties is bringing a brand-new luxury apartment community to the heart of Delaware, Ohio, and we’re looking for an experienced, energetic Property Manager to help bring this exciting community to life!
We’re looking for a self-motivated, organized, confident, and people-focused Property Manager who loves creating exceptional resident experiences and knows how to turn a great property into a great community.

What You’ll Do
Lead the Community
- Oversee the day-to-day operations of the apartment community and help create an outstanding living experience for residents.
- Conduct regular property inspections to ensure the community is clean, well-maintained, safe, and looking its best.
- Implement and enforce property policies while ensuring compliance with applicable local regulations.
- Take ownership of the property's overall appearance, performance, and resident experience.
Delivery Exceptional Resident Experience
- Provide friendly, responsive, and professional customer service.
- Build strong relationships with residents and create a welcoming sense of community.
- Address resident questions, concerns, and escalations with professionalism and a solutions-oriented approach.
- Help make this community a place residents are proud to call home.
- Plan and coordinate fun resident events and activities that encourage community engagement.
Drive Leasing & Marketing Success
- Lead leasing efforts and develop strategies to maintain strong occupancy.
- Conduct engaging property tours that showcase the community's luxury features, amenities, and lifestyle.
- Partner with the marketing team on creative advertising and promotional campaigns.
- Bring energy and enthusiasm to the lease-up process as we introduce this exciting new community to the Delaware market.
Manage the Business
- Manage the property's budget and work toward established financial goals.
- Oversee rent collection, late fees, and account reconciliation.
- Partner with accounting to maintain accurate and timely financial records.
- Identify opportunities to improve property performance and efficiency.
Keep the Community Running Smoothly
- Coordinate and oversee maintenance activities to ensure the property is operating at its best.
- Manage relationships with vendors, contractors, and service providers.
- Implement preventive maintenance programs to protect and extend the life of property assets.
- Oversee the maintenance and operation of luxury amenities, including the fitness center, pool, clubhouse, common areas, and more.
- Identify and address potential property risks.
- Ensure compliance with safety standards and emergency procedures.
What We’re Looking For
- New property / lease-up experience is required
- 2 years of property management experience
- 1 year of supervisory experience
- Strong organizational skills with the ability to juggle multiple priorities
- Excellent communication, interpersonal, and customer service skills
- A confident, positive, and professional attitude
- A proactive approach to problem-solving and getting things done
- A genuine passion for creating great resident experiences
- Valid driver's license and proof of insurance
- Ability to successfully complete a pre-employment drug screen and background check
