Summary/Objective

 

The Technical Pre-Construction Manager reports to and partners with an experienced Pre-Construction Manager on awarded projects. Responsibilities include coordination, preparation, processing, distributing and tracking all construction documentation associated with projects. They will assist with the development and execution of project plans and schedules, monitor project performance, and identify resources needed to complete projects. They thrive in a dynamic workforce relationship between co-workers, subcontractors, fabrication shop, and contractors.

 

Primary Responsibilities/Functions

  1. Assisting with the day-to-day activities for active projects.
  2. Various Pre-Construction activities.
  3. Assist with design and engineering for awarded projects.
  4. Tracking, procuring, and scheduling installs of project mockups.
  5. Project tracking and logistics.
  6. Review of project specifications.
  7. Document preparation.
  8. Budget reviews and analysis.
  9. Create request for proposals, work orders, and purchase orders for PM review.
  10. Assist estimating as needed.
  11. Supply chain management.
  12. Assist with billings.
  13. Close out of projects.
  14. Contributes to team effort by accomplishing related results as needed.

Required Skills/Attributes

  1. Excellent organizational, communication, and problem-solving skills with a solid background in math.
  2. Proficient with Microsoft Office. Familiar with financial budgeting and scheduling software.
  3. Able to read and understand project blueprints.
  4. Initiative and discretion in setting priorities to carry out all assignments is a must.
  5. Estimator Construction Skills and Qualifications: Analyzing Information, Developing Budgets, Vendor Relationships, Reporting Skills, Estimating, Decision Making, Teamwork, Documentation Skills, Quality Focus.
  6. Problem solving, proficient in relevant take-off software (Bluebeam is a plus).


Required Education and Experience



  1. A degree or working towards a degree in Engineering, Construction Management, or a related field of study.
  2. Proven experience as an estimator or similar position.

Position KPIs



  1. Meeting minutes sent to client within 24 hours post meeting
  2. Submittal log up to date weekly
  3. Change order log submitted monthly to client with billings
  4. Schedule updates monthly
  5. Vendor quotes filed
  6. Drawings / Submittal docs filed
  7. 2-3 vendor estimates for every scope
  8. RFQs sent to vendors for every scope item
  9. Bid leveling sheet completed

 

Work Environment

 

This job primarily operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. While performing some of the duties of this job, the employee is required to inspect projects and may be exposed to ongoing construction and various weather conditions. The noise level in the work environment may range from moderate to loud.

 

The employee is required to have a clean workspace in the office. In an instance where the employee is working offsite, at home, at a hotel, etc., the employee is required to have a clean workspace for virtual meetings, internally or externally with clients, vendors, etc.

While performing the duties of this job, the employee is regularly required to sit, talk and hear. The employee is frequently required to use hands to finger, handle or feel. The employee is occasionally required to reach with hands and arms. The employee is occasionally required to climb, balance, stoop, kneel, crouch or crawl. The employee must also occasionally lift and move up to 15 pounds.

 

Specific vision abilities include close vision and color vision.

 

Position may require remaining in a stationary position, often sitting for prolonged periods.

 

Position Type/Expected Hours of Work


This is a full-time position (40 hours). Workdays are Monday through Friday onsite. Work times are dependent on department, projects, and supervisor’s request and approval.
