Preconstruction Manager

Responsibilities

• Prepare conceptual budgets, milestone estimates, and final fixed-price proposals.

• Conduct site walkthroughs, gather project information, and perform space measurements/scanning.

• Develop preliminary space layouts and test-fit plans.

• Coordinate with subcontractors and suppliers to obtain accurate pricing.

• Prepare scopes of work, cost breakdowns, and pricing documentation.

• Update budgets throughout design development and track scope changes.

• Develop and maintain cost databases, estimating templates, and pricing systems.

• Review completed projects to compare estimated versus actual costs and improve future pricing accuracy.

• Present budgets to clients and internal teams while explaining estimate assumptions.

• Manage multiple estimates simultaneously and meet project deadlines.

Qualifications

• Experience estimating commercial interior, restaurant, hospitality, or tenant improvement projects.

• Strong knowledge of commercial construction methods, materials, and MEP systems.

• Ability to prepare conceptual estimates from limited design information.

• Experience with space planning, construction drawings, and digital drafting tools.

• Proficiency with construction estimating, takeoff, and cost management software.

• Strong communication, client-facing, and presentation skills.

• Ability to coordinate with architects, subcontractors, suppliers, and project teams.

• Excellent organizational, analytical, and time management skills.
