What are the responsibilities and job description for the Maintenance Technician position at Sweet Home Property Management Corporation?
We manage a portfolio of approximately 195 apartment units across eight properties in North Alabama — Killen, Moulton, Decatur, and Cullman. We are looking for a skilled, self-directed maintenance technician to serve as our primary in-house resource for day-to-day repairs, unit turns, and preventive upkeep across the Killen-to-Decatur corridor, with scheduled visits to our Cullman properties.
This is a hands-on, in-the-field role. You will own your schedule, manage work orders through our property management software, and coordinate directly with residents and the management team. The right person is comfortable working independently, takes pride in quality work, and knows how to prioritize when multiple properties need attention on the same day.
What You Will Do
- Respond to resident maintenance requests across Killen, Moulton, and Decatur properties on a daily basis
- Complete unit turns — paint, clean, patch, repair, and prep vacant units for new tenants
- Perform minor plumbing repairs: toilets, faucets, drain clogs, water heater swaps
- Handle doors, locks, windows, weatherstripping, blinds, and cabinetry
- Complete drywall patching, ceiling repairs, and interior paint touch-ups
- Install and swap appliances — refrigerators, dishwashers, stoves, water heaters
- Change HVAC filters, diagnose basic AC/heat issues, and coordinate with licensed HVAC when needed
- Conduct bulk haul and cleanout work between turns (truck or trailer access helpful)
- Pressure wash common areas and building exteriors on a scheduled basis
- Perform routine property walks and flag issues before they become bigger problems
- Conduct move-in and move-out inspections — document unit condition with photos, identify damage beyond normal wear and tear, and communicate findings to management
- Log all work orders and completed work in AppFolio (training provided)
- Cover occasional after-hours emergency calls for urgent issues
What We Are Looking For
Must-have:
- 2 years of general maintenance, handyman, or apartment maintenance experience
- Solid carpentry skills — paint, drywall, doors, trim, cabinets, blinds
- Comfortable with minor plumbing: toilets, faucets, P-traps, water heater installs
- Reliable truck (company mileage reimbursed) and a full set of hand/power tools
- Lives within 20–25 minutes of Moulton or Decatur — response time matters
- Self-starter who can manage a work order list without constant supervision
- Valid Alabama driver's license and clean driving record
Nice-to-have:
- Experience with multi-family or apartment turns specifically
- Basic HVAC knowledge — filter changes, thermostat troubleshooting, refrigerant diagnosis (not required to be licensed)
- Trailer or truck bed for hauling bulk items
- Familiarity with AppFolio or similar property management software
- Bilingual (English/Spanish) a plus given our tenant base

Compensation & Benefits
$18 – $23/hr based on experience and skill level
Mileage reimbursed at IRS rate for all property travel
Consistent Monday–Friday schedule with predictable workload
