Position Summary
Sweet Home Property Management is seeking a dependable, motivated, and skilled Independent Maintenance Contractor to provide maintenance services for our multifamily apartment communities.
This is a 1099 independent contractor position. The contractor will be responsible for completing maintenance work orders, apartment turns, preventative maintenance, and general property repairs while providing excellent customer service to our residents.
Contractors should be self-motivated, dependable, and capable of managing their own schedule while maintaining company service standards.
Scope of Work
General Maintenance
- Complete assigned maintenance work orders in a timely and professional manner.
- Utilize AppFolio (or company maintenance software) to receive, update, schedule, document, and complete work orders.
- Coordinate directly with residents to schedule maintenance appointments when access is required.
- Diagnose and complete repairs involving:
- Plumbing
- Electrical
- HVAC
- Appliances
- Carpentry
- Drywall
- Painting
- Flooring
- Doors, windows, and locks
- Ensure all repairs meet company quality standards.
Apartment Turns
- Complete apartment make-readies between residents.
- Perform painting, drywall repair, fixture replacement, appliance installation, lock changes, punch-out items, and final maintenance inspections.
- Coordinate with management to ensure apartments are completed on schedule.
Preventative Maintenance
- Perform preventative maintenance throughout the property.
- Inspect common areas and report maintenance concerns.
- Replace filters, smoke detector batteries, light bulbs, and other routine maintenance items.
Property Appearance
- Assist with maintaining curb appeal.
- Perform minor landscaping, pressure washing, trash removal, and seasonal property maintenance when needed.
Communication & Documentation
- Maintain accurate notes, photos, and work order updates within AppFolio.
- Communicate professionally with residents and management regarding scheduling, materials, and repair status.
- Pick up materials and supplies as needed to complete assigned work orders.
- Notify management of additional repairs or safety concerns discovered during service.
Contractor Requirements
- Minimum 2 years of multifamily or residential maintenance experience preferred.
- Experience with plumbing, electrical, HVAC, appliance repair, drywall, painting, carpentry, and general maintenance.
- Experience using AppFolio or similar work order software is preferred.
- Valid driver's license and reliable transportation.
- Ability to work independently and manage assigned work orders efficiently.
- Ability to lift up to 75 pounds.
Tools & Materials
The Independent Contractor is expected to provide their own basic hand tools and everyday equipment, including items such as:
- Drill/impact driver
- Basic hand tools
- Ladder
- Electrical tester
- Tool bag
- Other standard maintenance equipment
Sweet Home Property Management will provide and purchase all job-specific materials and larger items needed to complete repairs and apartment turns, including appliances, flooring, paint, fixtures, cabinetry, doors, plumbing and electrical materials, and other approved supplies.
