Location: Dubuque, IA
Schedule: Part-Time | Approximately 20 Hours per Week
Pay: $27–$32/hour, depending on experience
Travel: Occassional travel to Galena, IL

Position Overview

We are seeking an experienced Property Manager to oversee the day-to-day operations of residential properties in the Dubuque, Iowa area. This is a part-time opportunity averaging approximately 20 hours per week, with occasional travel to Galena, Illinois as needed.

The ideal candidate is organized, hands-on, and comfortable managing multiple responsibilities independently. This individual will oversee property operations, coordinate maintenance and vendors, support residents, and ensure properties remain well-maintained and operating efficiently.

Key Responsibilities

• Oversee day-to-day property operations and ensure properties are maintained to a high standard

• Coordinate maintenance requests, work orders, repairs, inspections, and preventative maintenance

• Work closely with maintenance personnel, outside vendors, and contractors

• Prioritize maintenance needs and ensure repairs are completed accurately and efficiently

• Maintain positive resident relationships and professionally address questions, concerns, and requests

• Oversee leasing activities, renewals, move-ins, move-outs, and resident retention

• Monitor occupancy, vacancies, rent collection, and delinquency

• Conduct regular property inspections for cleanliness, safety, curb appeal, and maintenance needs

• Review property expenses, invoices, and other financial information

• Coordinate unit turns and property improvement projects

• Maintain accurate resident, leasing, maintenance, and property records

• Ensure compliance with Fair Housing requirements and applicable property management regulations

• Identify operational or maintenance concerns and proactively coordinate solutions

• Travel to Galena, IL on rare occasions to support property needs

Qualifications

• Previous residential property management experience required

• Experience coordinating maintenance, repairs, vendors, and contractors

• Strong understanding of leasing, resident relations, rent collection, occupancy, and general property operations

• Ability to independently prioritize maintenance requests, resident concerns, and ongoing projects

• Strong communication, organization, and problem-solving skills

• Comfortable working independently and making day-to-day operational decisions

• Knowledge of Fair Housing requirements and property management regulations

• Experience with property management software preferred

• Ability to travel occasionally to Galena, IL as needed

Compensation & Schedule

This is a part-time position averaging approximately 20 hours per week, offering $27–$32 per hour, depending on experience.
