Project Manager
The Project Manager provides managerial oversight to a construction project or, in most cases, multiple projects at one time. This position will follow the project(s) from pre-construction to project closeout and is responsible for the project's overall direction, administration, completion, and financial outcome. The Project Manager works closely with the Architect, Engineers, Design Consultant and Client to clearly understand project’s vision. This position reports directly to the President of the company.

This position generally requires a minimum, 9-hour workday. Each project will define and dictate the actual workweek, workdays, and working hours. It is the expectation of SunWest Builders that each employee will satisfy the unique workday requirements for each project as necessary.

Project Manager

Responsibilities
- Understand the client’s priorities and expectations.
- Understand the preconstruction process from the conceptual phase to GMP development.
- Have a thorough understanding of blueprints, architectural details, and constructions layouts
- Set’s example of safety standards by wearing PPE on job site
- Assemble a thorough and detailed construction estimate
- Complete scope review, bid analysis, and award of sub-contracts.
- Produce and submit the Owner contract document.
- Assist in staffing each project adequately.
- Assist Superintendent with developing Project Master Schedule and ensure project materials are ordered on schedule
- Work closely with Superintendent to provide accurate project status reports to the owner and project team.
- Review and Approve Submittals.
- Manage change order and contingency processes.
- Identify, understand, and actively manage project risks by producing projected cost to complete reports on a monthly basis.
- Approve subcontractor invoices for payment.
- Provide Accounting Department with accurate project cost data for monthly owner billings.
- Visit job sites regularly and work with superintendents on quality control.
- Ensure project closeout procedures and requirements are met.
- Display strong written and verbal communication skills and employ effective listening skills.
- Demonstrate proficiency in all computer programs as defined necessary by management. (Procore, Microsoft Project, Excel, Word, Outlook, and Bluebeam.)
- Reliable, respectful and have strong team management skills

- Current First Aid/CPR certificate a plus
- LEED AP a plus
- Bachelor’s Degree in Construction Management or Engineering or equivalent work experience.
