Job Duties
- Processes invoices for operating and sales-related expenses. (Essential)
- Maintains petty cash and accurately records expenditures. (Essential)
- Ensures compliance with safety policies and submits workers' compensation and incident reports promptly. (Essential)
- Complies with federal, state, and local regulations, including fair housing laws. (Essential)
- Maintains community appearance in accordance with Sun's curb appeal standards. (Essential)
- Responds to onsite emergencies as needed. (Essential)
- Responds promptly and professionally to resident and customer issues, determines the validity of complaints, and provides solutions in accordance with Sun's policies. (Essential)
- Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.
- Consults General Manager or RVP to determine the best course of action in the event a question or situation does not have an established guideline.
- Oversees and balances property and ancillary income to ensure accurate financial records.
- Inspects homes and recommends purchases or renovations.
- Assists with marketing of models, pre-owned, and brokered homes; prepares documents for listing and sale.
- Supports site preparation for Sun Homes models and coordinates with maintenance to ready vacant sites.
- Manages rent collection, including receiving, posting, and depositing income.
- Assists with handling delinquencies and approves evictions as needed.
- Reviews residency applications and approves or denies applicants.
- Initiates and maintains relationships with local dealers.
- Assists in preparation of the annual operating budget and provides accurate data for capital expenditure (capex) and expansion budget planning.
- Reviews monthly property accounting reports, compiles information for the Accounting Department, and prepares explanations for profit & loss (P&L) variances.
- Selects, supervises, and reviews contractual services in collaboration with the General Manager and RVP.
- Initiates lease renewals and rent increase letters, ensuring timely distribution.
- Assists with management of LPPs, including repairs, leasing, sales, refurbishments, re-leasing, closings, and follow-up.
- Assists in approving new move-in incentive requests.
- Other duties as assigned.
- Supports development of marketing strategies and maintains advertising to attract prospective residents.
- High School Diploma or GED (Required)
- 3 years in property management/community experience (Required)
- 6 months in previous sales and leasing experience (Preferred)
- 3 years in supervisory experience (Required)
- General knowledge of maintenance
- Solid negotiation skills
- Ability to thrive in a fast-paced environment
- Working knowledge of basic accounting principles
- Thorough knowledge of federal, state and local laws pertaining to fair housing and employment law
- Basic computer proficiency, including email, the internet and Microsoft Office 365
- Flexibility to respond to community needs during non-business hours
- Must have a valid driver's license
