General Definition of Work

Building Maintenance performs semi-skilled and skilled work involving the maintenance, repair, and upkeep of school buildings, grounds, equipment, and related facilities. Work includes preventative maintenance, minor carpentry, plumbing, electrical, HVAC, painting, and grounds maintenance duties to ensure a safe, clean, and functional educational environment for students, staff, and visitors. Employees must exercise independent judgment and initiative in completing assigned tasks.

 

Qualifications

  • High school diploma or GED equivalent.
  • Minimum of two (2) years of experience in building maintenance, construction, custodial maintenance, or related field preferred.
  • Basic knowledge of plumbing, electrical, carpentry, HVAC, and mechanical systems.
  • Valid driver’s license with acceptable driving record.
  • Ability to read and understand work orders, manuals, and safety procedures.

Preferred Qualifications

  • Technical or vocational training in maintenance trades.
  • Experience working in a school or institutional environment.
  • Certification in HVAC, electrical, plumbing, or related trade preferred.

Salary/Status

Maintenance 240 days/ 8 hours

Place of Work

The normal place of work is on the premises used by Rock Hill Schools. Rock Hill Schools reserves the right to require you to work at such other place(s) as it may reasonably require from time to time.

This position requires working outdoors in various weather conditions. Work may involve exposure to dust, chemicals, noise, machinery, electrical hazards, and confined spaces.

 

Essential Functions

  • Must meet shift requirements.
  • Maintain landscaped areas, equipment, sprinkler systems and grounds (e.g. fields, parking areas, etc.) to identify repairs and/or replacement needs, maintain schedules and prevent erosion.
  • Clean landscaped areas and related items (e.g. storm drains, litter, etc.) to prevent flooding and remove hazards.
  • Responds to emergency situations to resolve immediate safety concerns.
  • Transports various items (e.g. tools, equipment, supplies, etc.) for the purpose of ensuring the availability of materials required at job site. Responsible for transporting items in a safe manner.
  • Knowledge of handling herbicides, pesticides, and fertilizers.
  • Maintain a high-performance standard while adhering to all district health and safety polices.
  • Performs general maintenance and repair of school facilities and equipment.
  • Conducts preventative maintenance inspections and repairs.
  • Repairs doors, locks, windows, ceilings, flooring, and furniture.
  • Assists with minor plumbing, electrical, HVAC, and carpentry repairs.
  • Paints interior and exterior surfaces as needed.
  • Operates maintenance equipment, tools, and vehicles safely.
  • Performs grounds maintenance including mowing, trimming, and debris removal.
  • Responds to maintenance emergencies and work order requests promptly.
  • Assists in setting up facilities for school events and activities.
  • Maintains inventory of supplies and equipment.
  • Ensures compliance with safety regulations and district policies.
  • Maintains clean and organized work areas.
  • Communicates effectively with staff, administrators, and coworkers.
  • Perform other duties as assigned.

  • Proper handling, application, and storage of herbicides, pesticides, and fertilizers.
  • Safe operation and maintenance of grounds maintenance tools and equipment.
  • Applicable health, safety, and environmental regulations and district policies.

  • Operate grounds maintenance equipment safely and efficiently.
  • Maintain accurate records and complete required documentation.
  • Perform physically demanding work, including lifting, bending, standing, and working outdoors in varying weather conditions.
  • Operating groundskeeping equipment including, but not limited to, mower, trimmer, edger, backpack blower, chainsaw, pruner, skid steer, excavator, dump truck, and tractor.
  • Performing routine grounds maintenance tasks efficiently and safely.
  • Follow established procedures and work schedules.
  • Follow verbal and written instructions and comply with all safety requirements.
  • Safely transport tools, equipment, and materials.
  • General building maintenance practices and procedures.
  • Basic plumbing, electrical, carpentry, HVAC, and mechanical systems.
  • Safe operation of maintenance tools and equipment.
  • Occupational hazards and safety precautions.
  • Preventative maintenance methods.
  • Using hand tools, power tools, and maintenance equipment.
  • Troubleshooting and repairing facility-related issues.
  • Time management and task prioritization.
  • Performing manual labor safely and efficiently.
  • Read and interpret manuals, diagrams, and work orders.
  • Follow written and verbal instructions.
  • Work independently with minimal supervision.
  • Establish and maintain effective working relationships.
  • Respond appropriately to emergency situations.
  • Maintain confidentiality and professionalism in a school environment.

Education and Experience

  • High school diploma or GED preferred.
  • Must be 18 years to apply
  • Job related experience is required.

Special Requirements

  • Must have and maintain a valid Driver’s License and ability to provide own transportation
  • Prior to beginning employment, negative tb test results must be provided.

Physical Requirements/ Work Conditions

  • Must know and follow district safety and equipment operating procedures.
  • Regularly stand, walk, bend, stoop, kneel, and reach with hands and arms.
  • Specific vision abilities include close, color, peripheral, and depth perception, and the ability to adjust focus.
  • Ability to sit for extended periods while performing dispatching and administrative duties.
  • Ability to stand, walk, bend, and reach occasionally to access files, equipment, or communicate with staff.
  • Ability to lift and carry materials or equipment as needed.
  • Sufficient hand eye coordination and manual dexterity to operate computers, phones, radios, and other maintenance equipment.
  • Adequate vision, hearing, and speech to communicate effectively via phone, two-way radio, and in-person interactions.
  • Ability to remain alert, focused, and responsive during periods of high activity or emergencies.

While performing the duties of this job, the employee regularly works in various working conditions and weather.  Employees will work near or with moving mechanical equipment and other grounds equipment. The employee may occasionally work with toxic or caustic chemicals which may include petroleum products, degreasers, and sprays.   The employee must be able to meet deadlines with severe time constraints.   The noise level is usually moderate to high. Immediate attention to unexpected situations is expected.
