Position Summary
Straticon is seeking a Preconstruction Manager / Estimator to lead budgeting, estimating, and procurement efforts for commercial construction projects from early design through GMP and buyout. This role plays a key part in guiding the design team, managing subcontractor engagement, and developing accurate, competitive project budgets.
The ideal candidate is highly organized, detail-oriented, and experienced in managing multiple projects simultaneously in a fast-paced, deadline-driven environment.
Key Responsibilities
- Prepare conceptual, schematic, design development, and GMP estimates for commercial construction projects
- Perform detailed quantity takeoffs and scope reviews from drawings and specifications
- Review plans, specifications, geotechnical reports, and project documents for completeness, coordination, and constructability
- Lead subcontractor and vendor solicitation efforts, including bid packaging, scope definition, and coverage tracking
- Analyze subcontractor proposals for scope alignment, exclusions, qualifications, and pricing gaps
- Lead bid leveling, scope comparisons, and value engineering efforts to align projects with budget goals
- Coordinate with owners, architects, engineers, and internal teams throughout the preconstruction process
- Identify scope gaps, risk exposures, and cost drivers, and develop strategies to mitigate them
- Prepare and present project budgets, estimate summaries, clarifications, and GMP proposals
- Track bid documents, addenda, RFIs, and subcontractor communication throughout preconstruction
- Support and participate in subcontractor buyout and procurement strategy
- Coordinate project turnover to operations teams, ensuring alignment on scope, assumptions, and schedule
- Maintain organized estimate files, bid tabs, subcontractor coverage lists, and historical cost data
- Build and maintain strong relationships with subcontractors, vendors, consultants, and clients
- Support multiple projects concurrently while maintaining a high level of accuracy and accountability
Qualifications
- 5 years of estimating and/or preconstruction experience in commercial construction
- Strong understanding of construction methods, materials, systems, and sequencing
- Ability to read and interpret construction drawings, specifications, and project manuals
- Experience preparing detailed estimates and managing competitive bid processes
- Strong communication, time management, and organizational skills
- Ability to manage multiple projects in various stages of preconstruction
- Proficient in Microsoft Office, Bluebeam, and estimating/bid management platforms
- Ability to work independently while collaborating effectively with internal and external teams
Preferred Experience
- Experience with multifamily, mixed-use, hospitality, or high-rise construction projects
- Experience developing GMPs, contract exhibits, and value engineering solutions
- Experience working directly with owners, developers, and design teams during preconstruction
- Field construction experience is a plus
