We are seeking a proactive and skilled Apartment Maintenance Technician to join our dynamic team. Duties
- Perform routine inspections and preventative maintenance on apartment units and common areas, including plumbing, electrical systems, HVAC units, and appliances.
- Troubleshoot and resolve issues related to plumbing, electrical wiring, HVAC systems, programmable logic controllers (PLCs), and mechanical equipment.
- Conduct residential painting, drywall repairs, carpentry work, and welding as needed to maintain property aesthetics and safety standards.
- Utilize schematics, technical manuals, and CMMS (Computerized Maintenance Management System) software to document work orders, track maintenance activities, and schedule future tasks.
- Lead or assist with facilities maintenance projects such as installing new fixtures or upgrading electrical systems while ensuring compliance with safety protocols.
- Supervise or coordinate with vendors or contractors for specialized repairs or large-scale projects when necessary.
- Maintain inventory of parts and tools like ohmmeters and other diagnostic equipment to ensure readiness for various repair tasks.
- Provide excellent customer service by communicating clearly with residents about maintenance schedules or issues and ensuring their concerns are addressed promptly.
Experience
- Proven experience in facilities maintenance within residential or commercial properties; supervisory experience is a plus.
- Strong mechanical knowledge with hands-on experience in welding, plumbing, electrical work, and troubleshooting using schematics.
- Familiarity with programmable logic controllers (PLCs), electrical systems, and manufacturing processes is highly desirable.
- Experience operating diagnostic tools such as ohmmeters and other electrical testing equipment.
- Knowledge of CMMS software for work order management and maintenance tracking.
- Ability to read technical schematics and mechanical drawings accurately.
- Excellent communication skills in English to effectively coordinate with team members and residents.
