IMMEDIATE Apartment Maintenance Technician - HVAC REQUIRED

Duties

• Perform routine inspections and preventative maintenance on apartment units and common areas, including plumbing, electrical systems, HVAC units, and appliances.
• Troubleshoot and resolve issues related to plumbing, electrical wiring, HVAC systems, programmable logic controllers (PLCs), and mechanical equipment.
• Conduct residential painting, drywall repairs, carpentry work, and welding as needed to maintain property aesthetics and safety standards.
• Utilize schematics, technical manuals, and CMMS (Computerized Maintenance Management System) software to document work orders, track maintenance activities, and schedule future tasks.
• Lead or assist with facilities maintenance projects such as installing new fixtures or upgrading electrical systems while ensuring compliance with safety protocols.
• Supervise or coordinate with vendors or contractors for specialized repairs or large-scale projects when necessary.
• Maintain inventory of parts and tools like ohmmeters and other diagnostic equipment to ensure readiness for various repair tasks.
• Provide excellent customer service by communicating clearly with residents about maintenance schedules or issues and ensuring their concerns are addressed promptly.

Experience

• Proven experience in facilities maintenance within residential or commercial properties; supervisory experience is a plus.
• Strong mechanical knowledge with hands-on experience in welding, plumbing, electrical work, and troubleshooting using schematics.
• Familiarity with programmable logic controllers (PLCs), electrical systems, and manufacturing processes is highly desirable.
• Experience operating diagnostic tools such as ohmmeters and other electrical testing equipment.
• Knowledge of CMMS software for work order management and maintenance tracking.
• Ability to read technical schematics and mechanical drawings accurately.
• Excellent communication skills in English to effectively coordinate with team members and residents.
