SUMMARY
The Senior Property Manager is the owner's on-site representative responsible for all aspects of tenant relations, property operations and maintenance, property improvement, tenant buildouts, expense management, contract administration and staff supervision. In addition, the Senior Property Manager is responsible for a portfolio of properties and oversees the performance of Property Manager(s).

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Core duties and responsibilities include the following. Other duties may be assigned.
Represent the ownership of the property, understanding client’s objectives and desired involvement.
Coordinate client and tenant relations, including meeting with client and tenant contacts on a regular basis to establish and maintain a professional relationship.
Prepare annual budget income, operating, and capital expenditures consistent with client’s objectives.
Prepare and issue monthly reports to clients, to include executive summary, accruals, reclasses, reforecast, and variance explanations.
Review and approve invoices, to include purchase orders and bid comparisons.
Oversee property maintenance. Inspect all areas of the property on a regular basis to ensure that the property mechanical systems and grounds are clean, secure, energy efficient, operating properly and in compliance with property codes and regulations.
Coordinate all service contracts and be familiar with the specifications of all service agreements in order to ensure all contractors are meeting their respective agreements’ terms.
Maintain a familiar working knowledge of all lease terms and requirements to ensure all applicable lease provisions are enforced. Coordinate billing for additional tenant services.
Oversee property improvements and tenant buildouts. Review plans and attend progress meetings.
Always maintain vacant spaces in secured and marketable condition.
Analyze information on property values, taxes and zoning.
Supervise entire property staff, including contract personnel, such as janitorial, security staff, concierge, etc.
Conduct routine staff meetings. Complete annual performance reviews.
Maintain emergency procedures guidelines including property security plan and emergency response plan, as well as emergency contact information for all tenant contacts.
Must be on call 24/7 and report to property during emergencies that require management representation.

SUPERVISORY RESPONSIBILITIES:
Directly supervises all employees in the property and PM staff for other properties in the specific portion of the portfolio. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. The Senior Property manager must also coach their employees by facilitating learning, offering advice, and analyzing the individual to identify weaknesses and strengths.

QUALIFICATIONS:

EDUCATION AND/OR EXPERIENCE:
Bachelor's degree (B.A.) from four-year college or university; seven to ten years of property management experience and/or training; or equivalent combination of education and experience in property management. RPA or CPM designation required or in progress.
 

LANGUAGE SKILLS:
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
 

MATHEMATICAL SKILLS:
Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
 

REASONING ABILITY:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
 

COMPUTER SKILLS:
To perform this job successfully, an individual should have knowledge of Accounting Software; Internet Software; Payroll Systems; Spreadsheet Software (Excel); Word Processing Software (Word); Electronic Mail Software (Outlook).

Salary : $125,000 - $145,000
