What are the responsibilities and job description for the Senior Commercial Property Manager position at Minkoff Development Corporation?
Minkoff Development Corporation (“Minkoff”), a third generation, family-owned business, focuses on the development and operation of commercial properties (industrial, flex, biotech, office, retail) for its own portfolio in the Metropolitan Washington, DC area. Minkoff is a vertically integrated company that is responsible for all aspects of its properties, including ownership, development, general contracting, leasing, and property management. Minkoff prides itself on providing direct “hands-on” control of the various functions of a full-service, real estate development firm: Real Estate with a Personal Perspective.
Minkoff Development is looking for a Commercial Property Manager to serve as the “COO” of the asset; owning tenant relationships, building operations and preventive maintenance, curb appeal, budgets, and vendor performance to protect and grow asset value. This is a customer service and financial based position that requires the Property Manager to not only interact with tenants and outside vendors, but also with Leasing, Engineering, Asset Management, Accounting, and Ownership within MDC. Strong communication and people skills are required to perform effectively within our system.
This role also plays a direct part in how Minkoff grows. The Property Manager will be included in our acquisition efforts, helping us diligence new assets by walking buildings, assessing physical condition and deferred maintenance, reviewing operating expenses, service contracts, and tenant considerations, and giving an operator’s view of what it will take to run each property well.
Key Responsibilities:
- Tenant Experience & Relationships: Manage the full tenant lifecycle, including move-ins, move-outs, lease compliance, and ongoing communication. Lead walk-throughs, handle renovation requests, follow up on maintenance issues, and conduct annual tenant interviews to keep satisfaction high.
- Preventive Maintenance & Building Operations: Partner with a Chief Engineer to execute preventive maintenance plans and oversee inspections while maintaining accurate equipment inventory and building records.
- Property Readiness & Marketability: Own the physical condition and curb appeal of each property. Oversee cleaning, repairs, and exterior upkeep to a standard that protects asset value and leasing potential, and ensure compliance with safety and building codes.
- Budgeting & Financial Performance: Prepare annual property budgets with Accounting. Monitor rent collections and receivables, track expenses, perform variance analysis, and follow internal financial controls. Manage annual reconciliations and expense audits with the Property Accountant.
- Vendor Management: Source, negotiate, and manage service contracts across all building needs, and hold vendors accountable to quality and safety standards.
- Communication & Collaboration: Keep Leasing, Maintenance, Asset Management, and Ownership aligned on key issues, timelines, and decisions. Own the workflows, checklists, and communication protocols that keep operations running smoothly.
- Acquisitions Support: Take part in due diligence on prospective acquisitions, giving an operator’s assessment of physical condition, operating costs, service contracts, and tenant considerations.
Requirements:
Applicant must have the following:
- Unrestricted authorization to work in the United States.
- A Bachelor’s degree or higher.
- A vehicle for transportation during working hours. MDC will reimburse for vehicle expenses.
- At least 7 years of commercial real estate property management experience.
- Excellent verbal, written communications, financial and leadership skills.
- Experience working with third party vendors and contractors.
- Computer skills in Windows, Excel, Outlook and Word. MRI experience is a plus.
- Demonstrated experience preparing operating budgets, variance reports, and CAM/expense reconciliations.
- Working knowledge of building systems (HVAC, fire/life safety, elevators) and preventive maintenance programs.
- Interest in acquisitions, with the curiosity and judgment to assess a building’s condition, operations, and operating costs during due diligence.
- Familiarity with energy and recycling benchmarking requirements is a plus.
- Experience supervising and developing staff, including an in-house property engineering team.
