Position Overview: The Maintenance Technician III maintains and repairs the county's facilities, infrastructure, and equipment. This position requires a high level of technical skill, experience, and expertise in various areas of maintenance, including electrical, plumbing, HVAC, and general building systems. The Maintenance Technician III is expected to perform complex troubleshooting and repairs, ensuring all work meets safety standards and operational efficiency. This position may involve some leadership responsibilities, including mentoring less experienced technicians, providing guidance on more difficult tasks, and assisting in coordinating work assignments within the team.Advanced System Maintenance and Repairs:
  • Perform advanced maintenance and repairs on mechanical, electrical, plumbing, HVAC systems, and infrastructure, ensuring systems are fully functional.
  • Troubleshoot complex issues and implement corrective actions for public facilities, roads, parks, and building systems.
  • Take a hands-on role in diagnosing and repairing critical systems, including advanced electrical and HVAC systems, and large-scale infrastructure like roadways or bridges.

Preventive Maintenance and Inspections:
  • Oversee the preventive maintenance schedules for facilities, equipment, and infrastructure, ensuring that all systems are properly maintained to avoid downtime.
  • Conduct inspections to identify potential issues and address them before they become significant problems.

Guidance and Training:
  • Provide technical guidance and training to Maintenance Technicians I and II, helping to build team skills and ensuring quality workmanship.
  • Assist in troubleshooting and providing solutions for maintenance challenges faced by less experienced staff.

Documentation and Reporting:
  • Maintain accurate records of maintenance work completed, including detailed reports for repairs, inspections, and equipment condition assessments.
  • Track materials and inventory usage, ensuring that necessary supplies are available for upcoming maintenance tasks.

The following are examples of tasks that may be expected depending on the assigned department. Responsibilities will vary based on the specific needs of each department and the scope of work involved:
  • Parks and Recreation: Oversee and perform complex repairs to park infrastructure such as irrigation systems, electrical systems for lighting, docks and playgrounds. May troubleshoot and repair advanced equipment like heavy landscaping machinery or specialized outdoor HVAC systems.  MT III’s assigned to Parks & Recreation who successfully obtain a Spray Tech license are eligible for a 5% increase to their hourly rate.  Employees must maintain a current license to remain eligible for the 5% incentive pay, and this incentive pay will be removed if the license becomes inactive.  
  • Facilities: Manage the repair and installation of advanced HVAC systems, electrical systems, and plumbing infrastructure. Diagnose and repair issues with building automation systems, complex electrical circuits, and large-scale plumbing systems, ensuring compliance with safety standards.
  • Public Works: Lead complex repairs and maintenance of roadways, bridges, and drainage systems. Perform in-depth inspections of road surfaces and structural elements, diagnosing and repairing issues such as concrete deterioration, drainage blockages, and road surface damage.

PHYSICAL REQUIREMENTS: The Maintenance Technician roles require the ability to perform physical tasks such as lifting heavy objects frequently, carrying tools and equipment, and standing or walking for extended periods. Technicians must be capable of bending, stooping, reaching, and climbing as needed for maintenance tasks. The position may involve working in various positions, including crouching or kneeling, and requires manual dexterity for the use of tools and machinery. Employees must also be able to carry out repetitive tasks that involve physical exertion, such as operating hand tools or handling materials.

ENVIRONMENTAL CONDITIONS AND WORK HAZARDS: Maintenance Technicians work in a variety of environments, including indoor and outdoor locations. This may involve exposure to weather conditions such as heat, cold, or rain when working outdoors. Technicians may encounter hazardous materials, including chemicals, oils, or cleaning agents, and must follow safety procedures to minimize risks. Work in facilities or on roads in traffic may expose individuals to noise, vibrations, and dust. Personal protective equipment (PPE) is required to mitigate these risks, and employees must adhere to all safety guidelines to ensure a safe work environment.

SAFETY EQUIPMENT & PERSONAL PROTECTIVE EQUIPMENT (PPE): Employees are required to adhere to all safety protocols and utilize appropriate safety equipment and personal protective equipment (PPE) provided to ensure a safe working environment. Specific requirements include:
  • Mandatory PPE: Employees must wear designated PPE, which may include safety goggles, safety vests, safety boots, gloves, hard hats, hearing protection, and respiratory masks, depending on the tasks performed.
  • Safety Training: All employees will receive training on the proper use and maintenance of safety equipment and PPE to minimize risks and ensure compliance with safety regulations.
  • Inspection and Maintenance: Employees are responsible for regularly inspecting their PPE for wear and tear, and reporting any damaged equipment to their supervisor for replacement.
  • Emergency Equipment: Familiarity with the location and use of emergency equipment, such as fire extinguishers, first aid kits, and eyewash stations, is required.

County employees are considered essential personnel in providing and continuing services to our community during and following a disaster, such as a hurricane, or in other emergency situations. As a requirement of County employment, County employees are subject to being required to remain at work during an event, respond to a recall immediately following an event and/or immediately reporting to work when an all clear is declared by the County Administrator.  During these types of events, County employees may temporarily be assigned to work and perform duties outside the normal scope of their position, location, and work schedule to fit the needs of the County and its citizens.

  • High school diploma or GED.
  • Technical certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.
  • Associate’s degree in a related field (e.g., Facilities Management, Construction Technology) preferred.
  • Minimum of 2 years of relevant maintenance experience, including at least 1 year of leadership experience gained in any previous role.
  • Experience with project management or leading large-scale maintenance projects is highly preferred.
  • In-depth knowledge of advanced maintenance systems, infrastructure, and equipment.
  • Expertise in troubleshooting and solving complex mechanical, electrical, and plumbing issues.
  • Strong leadership skills, including the ability to train and mentor staff.
  • Proficient in coordinating projects and related tasks.
  • Ability to make strategic recommendations for maintenance improvements and efficiencies.
  • Strong communication skills for interacting with internal teams, contractors, and management.
  • Ability to work independently, make decisions in a timely manner, and lead a team effectively.
  • Knowledge of relevant codes, regulations, and safety standards.

This is a union position.

Driving Position – Operating County vehicles and/or equipment is a primary function of this position.

PRE-EMPLOYMENT SCREENING: This position requires a physical, drug testing, driver's license verification and level 1 background screening.
