What are the responsibilities and job description for the Maintenance Techcian position at Springmoor Life Care Retirement Community?
The primary responsibility of the Buildings/Maintenance Technician is to work in the following Buildings/Maintenance trades: heating and air conditioning systems, electrical, plumbing, carpentry or painting.
ESSENTIAL JOB FUNCTIONS:
- The incumbent is responsible for completing workorders assigned in at least two (2) or more of the following Buildings/Maintenance trades: heating and air conditioning systems, electrical, plumbing, carpentry or painting. Once a workorder is complete, the incumbent signs, dates and writes on it what was done. Anything that cannot be completed will be brought to the attention of the supervisor.
- Works as a team member in refurbishing and performing preventive maintenance on all of the community’s structures and equipment.
- Refurbishes vacated apartments and makes certain that all appliances are in good working order as well as the heating, air conditioning, and plumbing.
- Responsible for assisting with resident move-ins. This includes among other things hanging pictures and mirrors. Also helps with cablevision and telephone hookups.
- On occasion helps with moving furniture and equipment. This includes both residents and staff.
- When needed and requested to do so, hauls trash. Trash is collected daily from all trash rooms in the apartments, twice daily from Stewart Health Center and from the houses and villas twice a week. During move-ins, makes certain empty boxes and trash are moved in a timely manner.
- Performs troubleshooting on equipment breakdowns such as disposals, dishwashers, refrigerators, hot water heaters, heating and air conditioners.
- Carries the buildings and maintenance beeper as assigned.
- Carries out preventive maintenance as assigned by the Buildings Manager.
- Must understand and be to read and speak English fluently.
- Performs other related duties as assigned.
Qualifications:
QUALIFICATIONS: Must be at least twenty-one (21) years of age and have a high school diploma or equivalent. Must have formal training or previous work experience in two (2) or more of the major buildings/maintenance trades, e.g., heating and air conditioning systems, electrical, plumbing, carpentry or painting. Good personality, communication skills and the ability work well with people, particularly the elderly.
Required: Valid N.C. Driver’s License
