Title Curative SpecialistA Title Curative Specialist is responsible for identifying, researching, and resolving title defects to ensure clear and marketable title prior to closing. This role works closely with title examiners, underwriters, lenders, attorneys, and internal teams to clear title issues efficiently and accurately, supporting successful real estate transactions.Key ResponsibilitiesReview title commitments and title reports to identify defects and curative requirementsResearch and resolve title issues such as liens, judgments, tax matters, probate concerns, and ownership discrepanciesCoordinate with title examiners, underwriters, lenders, attorneys, and county offices to obtain required documentationPrepare, track, and manage curative documents including releases, affidavits, corrective deeds, and satisfactionsFollow up with third parties to ensure timely resolution of outstanding title conditions prior to closingMaintain accurate records and update title systems with curative progress and supporting documentationEnsure all title requirements are cleared in compliance with underwriting guidelines, company standards, and state regulationsCommunicate status updates, risks, and potential delays to internal stakeholders
