Position Summary
The Pre-Construction Estimator is responsible for developing accurate and competitive cost estimates for projects during the conceptual and design phases. This role involves analyzing drawings, specifications, proposals, and other documentation to prepare detailed cost estimates for materials, labor, equipment, and subcontracted work. The estimator collaborates closely with project managers, architects, engineers, and clients to ensure all project requirements are captured and costed effectively.
Key Responsibilities
- Review and interpret project plans, drawings, and specifications to prepare detailed cost estimates.
- Perform quantity takeoffs and pricing for all construction disciplines (site work, structural, architectural, mechanical, electrical, etc.).
- Solicit and analyze subcontractor and supplier quotes to ensure competitive and complete coverage of scope.
- Develop and maintain historical cost data, unit prices, and estimating tools for continuous improvement.
- Collaborate with design teams and clients during pre-construction to provide value engineering and cost-saving recommendations.
- Prepare conceptual, schematic, and design development estimates as project information evolves.
- Identify potential risks, constructability issues, and cost impacts throughout project development.
- Support the development of project schedules, cash flow projections, and bid packages.
- Participate in pre-bid meetings, site visits, and coordination with internal teams to ensure full project understanding.
- Assist in developing bid strategies and final proposal documentation for client presentation.
Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field (or equivalent experience).
- 3–7 years of experience in estimating or pre-construction, preferably within general contracting or construction management.
- Proficient in estimating software (e.g., Bluebeam, OST, Sage Estimating, ProEst, or similar) and Microsoft Excel.
- Strong understanding of construction means, methods, and sequencing.
- Excellent analytical, mathematical, and organizational skills with a keen attention to detail.
- Effective communication and teamwork skills with the ability to interact with clients, vendors, and internal stakeholders.
