About the Job

The Property Maintenance Technician is responsible for providing maintenance on SOCAG facilities and affordable housing units. The position utilizes a wide range of skills and works with licensed contractors as needed. The main purpose of the role is to maintain and increase affordable housing options in SOCAG’s area and assist SOCAG programs with projects. This position reports to the Housing Directors. The position is non-exempt from the Fair Labor Standards.  Base Pay:  $15 per hour. The position is scheduled for 2080 hours annually.

The core programming groups include services to victims of domestic violence, services to prevent homelessness, food pantry, access to care for pet owners, early childhood education, senior nutrition, volunteer services, vocational training for adults with developmental disabilities, public transportation, and affordable housing. Responsibilities

  • Implements work plans according to program/grant specifications. Conducts work estimates and bid specifications. Tracks cost estimates versus actual expenses. Uses ROMA principles to be outcome-focused. Procures materials according to agency policy. Uses CMMS software to track maintenance projects.
  • Communicates with contractors such as plumbers, HVAC, and electricians. Provides oversight on the work projects to ensure that quote specifications are completed.
  • Inspects homes to meet OHFA and building codes. Homes will be inspected on a routine bases to ensure conformance with Section 8 regulations. Insures a safe workplace.
  • Provides ground maintenance at facilities as assigned. Includes removing trash and debris, mowing, edging, and weed eating. Sprays yards as assigned.
  • Provides routine maintenance at various facilities such as painting, replacing faucets, drywall repairs, cabinetry repairs, etc.
  • When a tenant vacates, prepares the home for the next tenant. Includes repairs, painting (if needed), removing leftover debris, cleaning from top to bottom, including appliances, and ensuring that everything is in working order.
  • Completes program projects as assigned. Includes tasks such as moving furniture, janitorial work, installing technology items, installing appliances, weekly Community Cupboard pickup of food donations, Food Bank pickup and delivery, assisting with setup and breakdown of agency training.
  • Uses a variety of tools and equipment. Responsible for maintaining equipment and vehicle in good working order. Insures that routine maintenance is performed.
  • Stays current with affordable housing trends.
  • Other related duties as assigned.
Qualifications:

Qualifications  

  • Career Tech certification in Building Trainings plus three years’ experience in applicable work is required. Will consider a combination of education and experience. Prefer project management and CMMS experience.
  • An Oklahoma driver’s license with an acceptable motor vehicle record is required.
  • Knowledge of building codes and ability to learn regulations of various housing grants.
  • Oral and written communication skills are needed. Computer use is a required component of the job.
  • Ability to travel to various locations on a routine basis. Some travel for training may require overnight trips.
  • Must be able to pass the background check, which may include fingerprinting.
  • SOCAG is a drug-free workplace. Pre-employment drug testing required.

Working Conditions

  • Ability to lift and carry up to 100 pounds, climb ladders, and work in climate extremes. Must be able to yard maintenance.
  • Must have excellent communication skills with the ability to work with contractors and agency programs.
  • The ability to manage multiple priorities is important. Job costing skills are needed.
  • Travels to other locations routinely.
