The Maintenance Lead Technician drives implementation of company best practices in alignment with client goals and objectives to deliver a well-managed and maintained building.

You will perform maintenance tasks of great variety relating to service requests and upkeep of our multi-family properties. The Maintenance Lead Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines. The goal is to maintain the buildings and common areas in the best possible condition.

Responsibilities
- Manage the maintenance staff.
- Responsible for the day-to-day work order completion and facility operations of the facility(s), including janitorial, life-safety, engineering, site services, and general maintenance are implemented and carried out in a manner consistent with policies and client directives.
- Supervise all maintenance programs relating to the interior and exterior conditions and appearance of the properties
- Respond promptly to requests for building maintenance, repairs, cleaning needs, etc. from building occupants and for the implementation of ongoing contract programs to address and resolve needs and problems
- Compile information necessary to ensure all site-specific documentation and reports are completed accurately and on time, including (and as applicable): Property Information Book, Site Operating Manual, Emergency Procedures Manual, Local Code Compliance Log, ADA Compliance Log, OSHA Log, Safety Meeting Log, Elevator Logs, Janitorial Log, Purchase Order Log, Vendor Certificates of Insurance, As-built Drawings, IIPP Manual, Paid Invoices File, General Files, Contract Files, Annual Property Conditions and Year- end Performance Report and other reports and documentation as required
- Proactively inspect the facility, systems, rooms, common areas, etc. and report back any findings or issues to the Director of Resident Services
- Hire, train and motivate facility personnel. Maintain positive staff relations. Conduct or approve performance evaluations for staff

- Associate’s degree in facilities management, building, business or other related field preferred
- Bachelor’s degree preferred
- Minimum 5 years’ relevant experience, preferably in commercial or industrial real estate with facility management experience required
- 3 years of Supervisory Experience
- Experience in maintenance, construction, engineering, and all facets of property operation and building management preferred
- Additional Eligibility Qualifications
- Certified Facility Manager (CFM), International Facilities Management Association (IFMA), Building Owners and Managers Association (BOMA) industry certifications recommended; other Engineering, Business, or technical training or certifications a plus
- Ability to read and understand construction specifications and blueprints
- Proficient in understanding management agreements and contract language
- Skilled in Building Management Systems maintenance and monitoring
- Excellent computer and systems knowledge; strong literacy in Microsoft Office Suite (MS Word, Excel, PowerPoint)
- Strong discipline of financial management including financial tracking, budgeting and forecasting
- Knowledge of Property Management Software (Appfolio or other similar platform)
- Annual Salary of $70,304, paid on a semi-monthly pay schedule
- Annual Performance Bonus eligible
- 401(k) plan participation eligible with company matching Health Insurance:
- 100% of health insurance covered for the employee, dependents are responsibility of the employee
- 50% of dental insurance covered for the employee, dependents are responsibility of the employee
- Vision insurance is available, 0% is covered by the employer
- $30 per month allowance for cell phone usage (reimbursed in arrears)
- Paid Time Off
- Hours: Monday – Friday; 7:30AM to 4:30PM
- Nights/Weekends/Additional Hours as required and directed by supervisor.
- Location: In-Person Only (Travel Required within San Diego Region 25% of the time)
- In Person Location: Solana Beach, California (subject to change)
