Residential Building Superintendent
Company Overview: Southside United HDFC (Los Sures) is a well-regarded community-based housing and social service organization serving the residents of Williamsburg and surrounding neighborhoods in Brooklyn. Los Sures Management, Inc., the organization’s property management arm that owns and manages 750 units of affordable housing, is looking for a live-in superintendent.
Compensation: $16.50hr
Schedule: Full Time (40 hrs.) and on call 24/7 for emergencies
Essential Functions/Responsibilities(This list is not exhaustive and other reasonable tasks may be asked of in conjunction with the position):
Perform basic repairs and adjustments
- Repair leaks under kitchen sinks/basins
- Replace defective toggle switches and outlets
- Clear sink, basin, and toilet stoppages
- Replace ceiling fixtures
- Repair door locks and replace knobs as necessary
- Replace gas range knobs or burners
- Repair window sashes, balances, chains, etc.
- Replace defective radiator air valves and repair leaky radiator shut-off valves
Be responsible for the maintenance and operation of all building equipment, fixed and portable
Maintain an inventory of tools, supplies, and equipment and order replenishments via main office as needed
Handle resident complaints by communicating with the main office
Work with the main office towards the improvement of building maintenance standards and resident-management relations
Keep current all licenses and permits necessary for the personal execution of duties
Prompt reporting of accidents and building emergencies to the main office
Maintain all public, on-residential spaces and grounds in a clean and presentable condition
Trash removal and disposal of all refuse and debris
Notify main office immediately of any violations served by governmental agencies or insurance carriers
Qualifications - Requirements for the position:
- High school diploma or equivalent preferred.
- Must possess strong customer service skills to effectively communicate with residents, staff, and vendors to ensure the safe operations of buildings.
- Three (3) years of experience in building maintenance with knowledge of boiler repair (preferred), general plumbing, electrical, carpentry, sheet rocking, taping, painting, tiling and woodworking.
- Highly motivated
- Must possess good writing and communication skills.
- Bi-lingual in Spanish and English is preferred.
- Knowledge in inventory control and building safety standards desired.
Start Date: Immediately
