Position Summary

Southern Land Company is offering an exciting opportunity for a full-time Porter to join our dynamic team in Nashville, TA.

The Porter is responsible for meeting the standards of our company regarding the appearance of the exterior physical features of the community by performing tasks to maintain the grounds, amenities, and overall curb appeal of the community.

Vertis Green Hills, located in one of Nashville’s most desirable neighborhoods, is a vibrant 18-story mixed-use community, featuring 310 luxury residential units. Vertis features unbeatable amenities, including 85,000 square-feet of attached dining, wellness and retail experiences, a yoga studio, sky lounge with serene panoramic views, dog park, heated saltwater pool, and outdoor kitchen with gas grills.

Primary Responsibilities

  • Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat at all times.
  • Remove trash and remaining items from vacant apartment homes prior to starting the make-ready process, transferring trash to dumpster or storage area as applicable.
  • Ensure the storage areas are clean and maintained.
  • Complete assigned minor and routine service requests as requested by Service or Assistant Service Manager and/or Community Manager and assist with the make-ready specialist in the turn process.
  • Change all locks per the community’s policy and ensure gates to all pool areas are working according to codes and safety standards.
  • Distribute notices and communications to residents and retail tenants.
  • Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, Associates, guests, and others.
  • Demonstrate customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
  • Comply with Company’s safety and risk-management policies by attending and participating in the community’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements.
  • Report accidents and incidents promptly and accurately.
  • Follow established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes.
  • Identify areas for improvement and offer suggestions to improve efficiency and productivity.
  • Read, understand, and comply with product labels, safety, and policy, and procedure manuals.
  • Remove litter and debris daily from all areas of the property (areas include pool area, dumpster area, recreation areas, general grounds, and walkways to, from and in between buildings).
  • Assist in the cleaning, organizing and maintenance of storage rooms.
  • Remove all the debris from garage and keep clean.
  • Maintain pet park and remove pet waste.
  • Maintain compactor, clear trash chute, and swap out dumpsters from compactor when full.
  • Keep all stairwells clean and free from debris.

Skills/Knowledge/Experience

  • Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment, and measuring devices.
  • Demonstrated ability to solve problems in a variety of practical solutions and follow standardized procedures.
  • Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts.
  • Solid teamwork skills with flexibility to adjust to changing project requirements and deadlines
  • Ability to effectively communicate verbally and in writing, with co-workers, residents, and vendors
  • Ability to anticipate the maintenance needs of the property
  • Must be reliable and present a positive, professional image
  • Ability to keep sensitive information highly confidential
  • Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion.
  • Ability to work independently, prioritize work and ask for further clarification when necessary.
  • Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events.
  • Ability to lift/move 25 lbs. regularly and 50 lbs. occasionally
  • Indoor, outdoors, and exposed to weather
  • Very hot and very cold temperatures (above 90 F degrees and below 32 F degrees)
  • Wear common protective or safety equipment such as safety shoes, glasses, gloves, hearing protection
  • Spends time standing, walking, bending, and reaching
  • Lifting over 50 lbs.
  • Possible exposure to changing weather conditions and chemical fumes
  • Possible exposure to hazardous conditions

Education And Experience

  • High school diploma or equivalent
  • 2 years of practical experience
  • Fair housing training (we can provide)
