Job Summary
The Assistant Maintenance Manager will assist in overseeing the maintenance operations of our properties. This role is integral in ensuring that our maintenance team is trained, organized, and efficient in maintaining the highest standards of property upkeep and resident satisfaction. The Assistant Maintenance Manager will work closely with the Maintenance Manager to implement maintenance programs, direct daily activities, and improve property conditions.
Duties and Responsibilities
Operations
- Direct the daily activities of the maintenance team to ensure work orders and projects are completed to a satisfactory level, as instructed by the Maintenance Manager.
- Oversee the daily efforts in ground care and preventative maintenance to ensure the property is well-maintained and aesthetically pleasing.
- Coordinate and assist the Maintenance Manager in creating schedules and programs for preventive maintenance, apartment changeovers, landscaping, ect.
- Ensure all maintenance activities are planned and executed in a timely and efficient manner.
- Provide regular reports on maintenance activities, team performance, and property conditions.
Property Inspections
- Inspect the interior and exterior of the property to ensure the area meets the expectations.
- Coordinate with the Maintenance Manager to create and implement plans for improvements where needed.
Team Direction
- Direct and execute the daily vision and plans that the Maintenance Manager has for the Maintenance team.
- Provide leadership and guidance to maintenance staff, ensuring efficient workflow and high-quality results.
- Assist in the training of the maintenance team on maintenance programs, cleaning processes, grounds care, and other property maintenance items.
- Ensure all team members are knowledgeable about safety procedures and equipment handling.
- Communicate effectively with the Maintenance Manager and other team members regarding maintenance issues, schedules, and project updates.
