Solstice Builders is seeking an experienced, creative, and highly motivated Home Designer / CAD Draftsman / Survey Draftsman to join our growing team.
This is a full-time position offering the flexibility of primarily remote work while remaining an integral part of our collaborative office. The successful candidate will occasionally work from our Southport office and visit project sites throughout southeastern North Carolina for field verification, client meetings, and project coordination.
Primary Responsibilities
- Design custom residential homes from concept through construction documents.
- Develop renovation, remodeling, and addition plans for existing homes.
- Produce permit-ready architectural drawing sets.
- Prepare Existing Conditions Surveys, foundation surveys, and As-Built drawings.
- Draft site plans utilizing survey information.
- Create floor plans, elevations, roof plans, sections, details, and construction documents.
- Coordinate with builders, surveyors, engineers, and project managers throughout each project.
- Assist clients with conceptual home design, space planning, and architectural detailing.
- Prepare complete permitting packages for local municipalities.
- Design projects in accordance with CAMA (Coastal Area Management Act) regulations where applicable.
- Ensure compliance with HOA Architectural Review Committee (ARC) guidelines, restrictive covenants, and community standards.
- Conduct occasional field measurements and site verification.
- Revise plans throughout design development, permitting, and construction.
Qualifications
Required:
- Proficiency in Chief Architect
- Proficiency in AutoCAD
- Experience with AutoCAD LT
- Bachelor's degree preferred
- Residential drafting and home design experience
- Strong understanding of residential construction methods
- Ability to interpret surveys, plats, engineering plans, and construction documents
- Excellent communication and organizational skills
- Ability to manage multiple projects and deadlines
- Self-motivated with the ability to work independently
Preferred Experience with:
- Coastal residential construction
- Home renovations and additions
- Existing Conditions Surveys
- Residential site planning
- FEMA flood regulations
- CAMA permitting
- HOA and Architectural Review Committee submissions
- Brunswick County permitting processes
