Key Responsibilities
Team Leadership & Administration
- Hire, train, schedule, and supervise maintenance and housekeeping team members
- Conduct performance evaluations, manage disciplinary actions, and recommend merit increases
- Participate in stand-up meetings and collaborate across departments to ensure smooth operations
- Prepare annual budgets for supplies, equipment, and staffing needs
- Oversee preventative maintenance programs for HVAC, elevators, fire protection systems, appliances, and equipment
- Maintain cleanliness and upkeep of resident apartments, common areas, grounds, and storage spaces
- Ensure all maintenance requests are addressed promptly and documented accurately
- Keep maintenance and housekeeping areas organized and in compliance with safety standards
- Electrical: Troubleshoot and repair lighting, outlets, switches, control devices, and kitchen/laundry equipment
- Plumbing: Repair leaks, showers, faucets, and drainage systems
- HVAC: Address basic heating/cooling issues, change filters, and monitor system function
- Carpentry & Painting: Patch drywall, repair doors and furniture, paint interior/exterior surfaces
- Groundskeeping: Mow lawns, fertilize, prune trees/shrubs, maintain walkways and curb appeal
- Serve as the community’s Safety Coordinator; conduct regular inspections and fire/disaster drills
- Ensure compliance with OSHA, EPA, local/state building codes, and community-specific safety protocols
- Maintain accurate MSDS documentation and safety signage across departments
- Manage the community’s Hazard Communication Program and maintain all safety equipment
- Coordinate bids and supervise contractors for renovation or repair projects
- Monitor maintenance budgets and track vendor expenses
- Maintain a current emergency contact list for vendors and utility services
- Proven experience in building maintenance, facility operations, or property management (senior living or hospitality preferred)
- Strong leadership and organizational skills
- Working knowledge of HVAC, plumbing, electrical, painting, carpentry, and safety protocols
- Familiarity with OSHA regulations and local/state building codes
- Ability to be on-call 24/7 for emergencies
- Valid driver’s license required
- High school diploma or GED required; technical or trade certifications a plus
Salary : $85,000
