PERFORMANCE RESPONSIBILITIES: •Direct and supervise custodial, maintenance, and grounds operations, including recruiting, training, scheduling, supervising, and evaluating staff, to ensure District facilities are clean, safe, functional, and properly maintained. Weekly checks/walkthroughs at each building during both the day and evening shifts will be required. •Direct all district facilities and grounds management and planning functions. •Develop recommendations for appropriate facilities-related policies and procedures to provide for cost-effective management of facilities and services necessary for a productive teaching and learning environment in the District. •Work cooperatively with organizations concerned with facilities and grounds issues, including local, state, and federal regulatory agencies, boards, and commissions, and ensure District facilities are maintained in accordance with applicable laws, codes, regulations, inspection requirements, and safety standards. •Develop and implement the District preventive maintenance and work-order programs for facilities and grounds, including staff training, prioritization and monitoring of work requests, and maintenance of appropriate records. •Plan, assign, schedule, and oversee maintenance, repair, renovation, and capital improvement work for District facilities and grounds, including coordination and supervision of contractors, architects, engineers, and other consultants, while maintaining high standards of safety, cleanliness, quality, and efficiency. •Maintain necessary facilities records, including contracts, inspections, maintenance records, facilities-related financial records, budgets, purchasing documentation, inventories, audit documentation, and federal, state, and local reports. •Respond to facilities-related emergencies and outages and coordinate appropriate response outside regular working hours when necessary. •Develop and manage the annual budget for school facilities, grounds, custodial and maintenance operations, equipment, vehicles, contracted services, and capital projects. •Ensure facilities-related security and safety systems are intact, operational, and appropriately maintained. Oversee building access, key inventory, identification/badge entry systems, and coordination with technology staff and building administrators regarding security camera and access-control systems. •Support District emergency preparedness and school safety efforts as they relate to facilities and building operations. Assist the Leadership Team in the continued monitoring of school safety plans and ALICE procedures. •Ensure required fire detection, alarm, suppression, and other life-safety systems are properly inspected, tested, maintained, documented, and operational. •Maintain inventories and recommend the purchase and stocking of supplies, tools, and equipment necessary to clean and maintain District facilities. •Diagnose facility and grounds problems, develop practical and cost-effective strategies to address them, and oversee implementation using District staff, contractors, or other resources as appropriate. •Develop and maintain a multi-year capital plan for District buildings, grounds, vehicles, and major equipment, including identification and prioritization of anticipated replacement and improvement needs. •Develop scopes of work and specifications; obtain estimates and information necessary for facilities-related procurements; and oversee contractor and vendor performance in accordance with District procedures and applicable procurement requirements. •Work with the Massachusetts School Building Authority and other state or local agencies as necessary and as directed by the Superintendent. •Monitor utilities and building operations and identify opportunities for energy conservation, operational efficiency, and cost control. •Coordinate snow and ice removal and other weather-related or seasonal facilities operations to ensure safe access to District buildings and grounds. •Perform other duties and responsibilities as assigned by the Superintendent of Schools. Supervises/evaluates the following staff: •Custodial, maintenance, and grounds staff. •Facilities summer/seasonal help and other facilities personnel, as assigned. Evaluation:The Director shall be evaluated annually based upon overall job performance and goals and objectives established by the Superintendent. Salary and Benefits:To be negotiated Employment Terms:This position is a full-time, full-year position.

Salary : $85,000 - $115,000
